  • Mihan Project

I'd like to throw some light on MIHAN as Mr. Rajesh has cited.:)

The under-planning MIHAN project will be spread over 4,025 hectares and, when completed, it is going to be one of the biggest cargo hubs in Asia.
Besides the airport, the proposed project involves a road-rail terminal, a special economic zone (SEZ) and other urban amenities.

An IT park spread over 400 hectares in the SEZ will house IT majors like Satyam Computers, TCS, Patni Computers as well as Microsoft. Dell too has evinced interest in Nagpur. The Boeing MRO facility has alrady been talked about.

In the Special Economic Zone, units may be set up for manufacturing of goods, rendering of services, production, processing, assembling, trading, repairs, packing and repacking.

In addition, attractive fiscal incentives, soft regimes of taxes for developers and entrepreneurs, productivity-friendly labour laws and simpler procedure shall also be offered in the zone, as has been available in other free trade zones all over the world.

A separate 60 hectares have been allocated within the SEZ for the Health City, which is expected to provide about 2,000 beds in various multi-speciality hospitals.

Private players will operate one or more specialised units in the Health City. The proposed Health City, envisaged as the preferred destination for health tourists all over the world, shall be located in the SEZ, providing the operators tax concessions and other benefits as per the SEZ Act 2005.
  • Land Prices

what is the price of land in Nagpur at the moment? I am an onverseas resident and wanted to know if there is an issue buying land (in terms of safety???)

Also what new residential projects are coming up in NGP? Any ideas and thoughts would be highly appreciated. I used to go to NGP every year when I was young but have no idea as to how the city has developed/changed in the last 12 years.

  • No isues in investing in land in Nagpur

I am from Nagpur and I have seen Nagpur grow from a dusty town to a bustling clean and green city(its the 2nd greenest in india).

Now its on the way to becoming a world trade city with the MIHAN project coming up fast.

The land prices here have been going up faster than anywhere else in India and its the right time to jump in.The investors have reaped a rich reward in the last two years and many have got returns of close to 300-500% in land investments around MIHAN project.
  • it looks lucrative and makes sense i moving in near future with my family to india and will really focus my eyes on real estate investment in Nagpur.

If you are a budget buyer Flat will be your option. Otherwise I would suggest you to go for Row House in outskirts of city (as you may be looking for new construction).

For secure investment and security, go for Resale houses within city limit. Recession and real estate slow down hasn't affected Nagpur city at all. However, I can't vouch for plot sale beyond existing city limit.

    R. Y. Narayanan

It will come up on a 54-acre site in the Mihan SEZ. The Maharashtra Chief Minister, Mr Prithviraj Chavan, laid the foundation for the first phase of the project at Nagpur today.
The project would be executed in two phases with the first phase having 8,200 seats for IT and BPO services. The second phase would be equal in size.
Mr N. Chandrasekaran, CEO and MD, TCS, said Nagpur, which is TCS’ third facility in Maharashtra after Mumbai and Pune, had the potential to become the next big hub for knowledge-based industries since it has the strong eco system of educational institutions, talent pool and infrastructure.

butibori is quite far from Nagpur city. If you are buying to live there then its okay. if its investment, I would suggest to go towards Nagpur. Buying flat near Mihan/Sahara city would be quite useful in sense that now TCS has started construction of their office to host 8000 strong workforce Plus there are 3 engg. colleges in the vicinity.

  • Nagpur - Future global city

In a recent survey conducted by citibank and Knight Frank Nagpur has featured as one of the top 400 global cities in the world for 2050. The detail from the roport is below :

    Jaana Remes
The unprecedented pace and scale of
urbanisation in developing countries is among
the few bright spots on a global economic
    horizon clouded by ageing populations,
increasingly volatile resource prices and debt
crises. It is no longer just a story about the rise of
megacities such as Shanghai or Mexico City.
We believe the cities to watch in 2050 are the
400 emerging market “middleweights” – fastgrowing
    cities with populations between 200,000
and 10 million. This dynamic group includes
many cities that are not household names today:

1 LINYI, 2 KELAMAYI and 3 GUIYANG in
    4 SURAT and 5 NAGPUR in India;
6 CONCEPCION and 7 BELEM in Latin
America. Yet collectively they are global growth
engines, reducing poverty, expanding the global
middle class by millions of households, and
creating new market opportunities for local and
    multinational companies.
