This is my first post to this forum and im hoping it lives up to the expectations.
I'm looking to invest in property.
Here are the conditions ...
1) Budget - 50 - 80 lakhs
2) Type - plot , 300 - 500 sqyd
3) Area - Punjab ( Mainly Ludhiana , Tricity , Amritser etc)
4) Time horizon - 5 - 8 year

Please do pour in your thoughts and ideas and preferabally back your suggestion with some points too which will help me evaluate.

  • have you considered IREO Water Front Ludhiana plots. I think it will turn out to be a good investment in 5-7 years.

  • Ireo Ludhiana is too much in interior and rates are quite high

    Compared to this , Vipul ludhina looks good and price are affordable

    What is your opinion

    What about Mohali, any project you suggest for investment purpose

    You can check the Mullanpur area around chandigarh. Its an upcoming area near chandigarh and recently GMADA has planed to develop an urban estate there. Results for Phase 1 Eco city is already out and 10-15K premium is going on there.

    There are only few builders there... DLF, OMAXE, Altus, Manohar Singh, PRB Infra.

    Note: I have invested in one of the project recently.

  • Rates are similar to Ireo launch price.. although I agree Vipul Location is better may not have similar USP as IREO waterfront though...

    This email I have received from Vipul today only. One more thing- Vipul is asking 95% payment in 45 days.

  • As per my understanding Ireo Mohali has better location then Unitech as it is much closer to chd.. both are good but the price entry is more in those plots as per my understanding those are around 25k+ .... And mohali market is stagnant from quite long time now prices have started inching up lil bit..

    Ludhiana market is also good but would be long term investment... as these new area will take some time for in-habitation but entry price is less and have huge potential same like mohali projects..... I have invested in Ludhiana market as for me entry price was good and investment was for long term...

  • manu813, i was too looking at this Vipul investment ( for a relative ), but the payment terms r too aggressive . He is worried on this account .

    My relative has visited the sites of both Ireo & Vipul in Ludhiana & as per him, Vipul's site is definitely better placed, though Ireo project looks to be on a much grander scale .
