    Friends,

    Since Ludhiana is one of the most expensive real estate markets in Punjab and therefore many new opportunities can keep coming in this region

    This thread is not to discuss a particular project but for discussions about the real estate trends in Ludhiana, new upcoming projects, plots, real estate policies of Punjab government etc

    Just to start the discussions, I request experts who have been tracking Ludhiana real estate market to just list down few projects and areas in Ludhiana which has potential to provide good returns in next 3-4 years

    Guys how is the area behind Rishi Nagar where there is a new Sai baba Temple constructed. Many good kothi's are coming up there

    Also Golf link apartments are also close by

        Most big developers have have tried their hand at Ludhiana but one feels the market has not matured to organised development and still is largely unorganised.

        Many "authorised kalonies' get buyers with 'adjustment' through word of mouth but organised developers do not get such response.

        No new sector like IT, MNC's are here to generate inflow of people who are used to such developments to buy or rent. There needs to be a catalyst for growth. Economy is largely industry dominated and transactions are with mixed payments.

        Companies like DLF, IREO, Vipul, Imperial, Gold Souk, Acme etc do not seem to have penetrated this market as what the statistics of the economy was projected.

        Some marginal success is now being experienced by Omaxe once the construction has come up.

        Large industrial houses also like to invest or park their funds in lands/farmlands and NCR/Mumbai.

        The Malls like Waves got a first movers advantage now their are others that have followed.

        The town needs to be judged very judicially before organised builders start projects.

          ludhiana down town near nanaksar gurdwara in front of pau bang on ferozepur road.

          there is 100 acre gmada township coming in ayali again on ferozepur road

          there is plan of 250 acre township near ireo as well

            I would love to get access to consultants feasibility report for any new projects coming up and see how they propose to convert the statistics of merc/Audi/BMW capital to Real home buyers.

              The land rates have increased so much in good areas of Ludhiana so a salaried person can't afford to buy even a 100 yard plot and its very difficult to get loan on plots in Ludhiana. Now the time has come that people will start preferring flats

              Just like you said that Wave got first mover advantage with Westend mall, similarly if any reputed builder launches a good project at a decent location in Ludhiana, it will surely get a good response

                I dont see any consolidation of Ludhiana economy.Steel,cycle parts is depressed,hosiery is cyclical.There is no significant influx of rural population.Supply of housing is ample.All those having merc/Audis already have palatial homes.Why is it that real estate will be bullish.Just adding supply of residential units without genuine buyers/end users because realtors have funds may be bad economics. Any guesses when there can be an upturn.

                  There are all kind of people in Ludhiana. People who have Audi's/BMW are a different category altogether but their are middle class people also. It's the largest populated town in Punjab and biggest industrial town of Punjab. There is ever reason for property market to remain hot

                  I agree that it doesn't have jobs like NCR, Bangalore etc but still people have money in Punjab.

                    Essentially they invest in lands and still do not have the knack of investing in organised townships. All white deals are a headache for their CA's to handle.

                    The flipside is the very same people have no hesitation in investing in High Rises in Gurgaon Mumbai etc.

                    So essentially 'ghar ki murgi dal barabar'.
