For quite some time I have been interested in owning a piece of land in the hills. Being half an uttarakhandi from Nainital , my natural choice has been nainital district. Have done quite a bit of research on this aspect but still feel that I have a lot to learn . Have never bought land before ( have flats in ncr). I invite fellow IREFians (RUFFIANS ?!) to contribute here and help each other.
Few points that I know ...
Non uttarakhandis cannot buy more than 1.25 naalis I.e. 2200sqft approx)
Bhimtal property rates have shot up like anything.
Construction activity is banned in Nainital
Unaffordable rates in Nainital city...
Water problem in Ramgarh/mukhteshwar side....
group buying maybe considered if this thread takes off..

  • What would be better for long term investment purpose ? Land in Bhimtal or Naukuchiyatal ... Or anywhere else nearby ?? Ramgarh..?mukhteshwar ?

  • made a trip to nainital recently to do some groundwork ... rates are very variable ... in Bhimtal lake facing plots are around 15 -20 lac a naali. in Naukuchiyatal they are more variable.. premium plot around 25 lac a naali to 7-8 lac a naali.

    How much is a naali in terms of square yards ?

  • Have finally zeroed in on a piece of land near Naukuchiyatal lake .... Here rates are so variable depending on lake proximity , lake view, direction, height, water, electricity etcetc that it is very tough to narrow down....

    Sir rates are like bhimtal >Mukhteshwar > Dhanachuli . But very very variable depending on lot of factors. Almost all land has been bought by dealers/speculators in Bhimtal and Mukhteshawr at dirt cheap prices from locals and being sold at exorbitant rates.e.g in Bhimtal lakeside almost nothing is as such available . On upper slopes approx rates are around 14-16 lacs per Naali. Mukhteshwar maybe around 10 to 12 lcs roadside. If you go deeper inside rates fall so you may get rates down to 5-6 lacs directly from a local. Dhanachuli I have much less idea. Hope this helps !

    One of friend relative has launched his project at Ranibagh just next to HMT colony. Project name is Emerald Greens. They are constructing Furnished Studio apartments. Price is abt 16 Lacs including parking.
    I am looking of 2nd home and as well as for investment purpose.

    I request senior members or Prophobby to comment on above project.

    Basically depends on yr requirements....
    Haldwani (according to me, my point of view ) appeals more to the mind than the heart. That is.. It is an economically more sound investment(16 lac for furnished studio is a good price. What is the size ?). but won't appeal to outsiders(Non uttarakhandis) who would like a home in the hills higher up (snow/snow view, valley view, more cold, green, secluded etc) , so resale may be a problem. Specially if are looking at a shorter horizon, since property market is not going to look up before 3-5 years. Foothills are already too hot. Haldwani is congested. HMT wala area is not "POSH". It is not a touristy place.
    If u plan it for yourself only.. Then It's a different story.

    Fyi, they are offering Super Builtup area 624 Sqft (carpet area approx 505 sqft including two balconies), with independent parking, furnished, payment plan 20% at the time of booking, 20% in 6 months of booking, 20% in 12 months of booking & rest 40% at the time of possession.
    Their final offer is 15 Lacs all inclusive for 1st Floor & 14 Lacs for 2nd floor & 15 Lacs for 3rd floor.
    N.B. These apartments will be without Lift.
    Ground floor will be used for parking & Reception.

    15 lac for 500 feet is not cheap. (Look at it this way .. Multiply by 3 ..makes it 45 lacs for a 1500 feet flat. In Haldwani ). U decide. Personally I would go for middle floor if third floor does not include roof rights. If u plan to stay in summers then rest of the time? Locked?
    If for investment go for land..15 lacs will get u good piece of land higher up.. Not flat . Again my POV ONLY.
