I have been reading the forum for a long time and after much thought, I decided to purchase a Penthouse in Zirakpur. Enlisting some of my findings over the past 6 months of survey:

Maya Gardens: An obvious choice upfront owing to so many advertisements on FM and newspapers. Their sample flat was fine. However, when I personally visited the site after construction, I was disappointed with the construction quality, finishing and the layout. People staying there are unhappy lot. Their basement parking is bad and penthouses were poorly shaped. Now they have come up with Maya City (next to McDonalds) but I hear that their phase II and III of Maya Garden was not well received and many people have withdrawn from the initial offers.

SBP Southcity/Jaipuria - Approach road to these are still being constructed and are blocked on the patiala highway. Some forest clearance issues are there. Though the builders promised all issues to be resolved in 2 months, we all know how good they are in selling and

Nirmal Chhaya: A lot is being said about it. Yes, it has multiple entries; is close to a shopping mall and is a big township. Their construction quality is ok, facilities are good but a 3 BR costs close to 52 lacs. Still, it seemed promising and I shortlisted the same.

Sushma Elite Cross: The company claims that it has sold out all the 254 flats. But has anyone visited their duplex houses on the Zirakpur Patiala highway? They are pathetic in terms of quality of construction and layout plan. This was no better. Though each flat is corner one with only 2 flats on each floor, the layout plan of the flat is bad. See the sample flat, it resembles as if you are in a walled partition, an extended lobby that has 4 doors lined side by side. The kitchen and dining/drawing area were good though.

Spangle Condos - As someone mentioned, they are providing too many amenities. Their club is operational with gym, snooker, TT, coffee shop, theater etc. Providing 3 KVA backup, piped gas, gyzers etc. I saw their Penthouse and was struck with the changes that they are offerring for the new ones. A splash pool of 232 sqft volume, extended balconies, bath tub, barbeque, gazibo, terrace garden etc. Common amenities are bounty - transportation facility, creche/playway, basketball court, lawn tennis court, swimming pool, piped gas supply all are value additions. Only problem is the open space - Just one park in this complex which is yet to be constructed. Defense personal and people from Infosys are the major buyers. I hear that they have sold out all the flats and only resale is available. Further only 4 penthouses are available now.

With that, I think Spangle is a good option. The golf course and lake are in near proximity while approach to Ambala highway can be via the dhakoli village or via the villages next to proposed golf course. Sector 20 panchkula is 3 kms and for the time being it serves as the only option for people in peer muchalla and gazipur. The ring road is 1 km further from spangle that shall connect international Airport via chaat village. New generation, maple apartments are being constructed just next to it. Its on 100 ft road which is proposed to connect the sector 21/20 dividing road of panchkula (behind army flats, AWHO). Its connected to 150 ft wide road too.

The penthouse is offered at 68 lacs or so. Planning to go for it. Any advices would be really helpful!

    I am looking to invest in a 2 bedroom apartment and do not know the area too well. Just visited Zirakapur first time because my friend has some plots there and has spoken good things about the place in terms of appreciation. I saw the Maya Garden site (opp McDonalds). I visited Sushma builder and saw the sample flat and was impressed wi their project and the price for Green Vista and Crescent. I am told I should be able to find Green Vista for around 2400 psf and Crescent for around the same from the market. So my question to people who know the area much better than me are the following

    2400, Sushma 2 bedroom flat at 35L, is it value for money? How is it from an investment perspective? Time horizon - 2 years

    Maya Garden - around 3000 psf? Is it worth it?

    What is the best project under construction at the price of around 2400-2600 psf for investment?

    I read a comment above around Spangle Condo,. What is the psf rate? Anything available around VIP road for the same price?

    I am from Delhi and will have limited time to visit the site and need to invest innthe next 5-7 days. Would request senior members to please help

  • You should be able to get ready to move 2 BHK at Nirmal Chhaya towers in less than 35 lacs in resale market. It is the best society in the area and ready to move. Otherwise you might also get Spangle Condos 3 BHK (1405 sqft plan) ready to move in around 40-42 lacs as per my understanding.

    Sushma is a good builder but a little away from main highway and other establishment. Don't go for Maya garden.

    The psf rates in under construction properties are almost similar to the rates in ready to move properties in resale.

    My advise.

    If you are looking for ready to move - go for Nirmal Chhaya or Spangle Condos
    if you are looking for under construction - look for Sushma (first priority) or you can also look for Motiaz Royal Citi (opp Silver city on highway) or Savitry Greens (on VIP Road).

    If you are looking for plots, then look for Vishranti enclave in Zirakpur or Mullanpur near chandigarh.

    Should be around 20-22K/yard in resale. Not sure though. Please check.

    Kumar, I am also looking for a ready to move in in the zkp area(Lets forget pkl at this rate). What i saw is that deals are closing on 2700-3K per sq feet in this area so max we can get is a good 2BHK(1200-1300 sq. ft) (nirmal chhaya, panchkula heights, surya towers, jaipuria). Penta homes you can get a 3BHK in 35-37 but thats not worth the deal. Needless to mention that i am also looking for a ready to move only. Let me know as well if you come across any good deal in that range.

    I think in zpur New generation apartments near railway crossing should have some 3 bhk at reasonable rates. At present I am not looking for luxurious amenities such as pool, billiards, golf etc.In pkl sec 27 AWHO can be another place.

    In that case you can check out Penta homes, Silver Oak and Springdale on VIP road as well.

  • Possession offered

    I received the offer of possession by Spangle condos. It took them 2 months to modify the penthouse to my liking. My experience dealing with them has been really good. I asked for a couple of modifications to the house and even though the flat was ready, they adjusted to my requirements. It took them some time to get the things working but I was surprised to see that each and every item that I listed to be modified, varying from demolition of walls to 5 coats of paints - everything was done without charging me anything. They had a delayed payment interest marked against my name (I defaulted since I was in US) and when I expressed my unhappiness on the same, they immediately reversed it.

    Overall, my experience with Spangle has been no short of exemplary.

    The area is shaping up well - Sushma builders are building up their societies fast. The commercial area of 8 shops in sushma square are almost ready and there is another commercial area that is shaping up nicely. New generation maple apartments are also being built quite fast.

    By late 2012 or early 2013, there would be lot of residential and commercial activity there.

  • I am residing in a 3BHK 1720sq Ft flat at Spangle, to be true it a no non sense project by which i mean that they have focused on your real needs rather than on filmsy thing you dont use so often which by my views are:-

    1) Less wastage on balconies- You need 2 in reality ie on with Bedrooms and other with kitchen it is there. Most builders in Chandigarh will provide you with 4-5 balconies which 2-3 become your store to store kids bycycles chairs etc.

    2) Drawing Dining area is of good size with a provision of ample lobby sitting which is must if you want your drawing area to be spic and span.

    3) Master bed room is of good size 12X15 +dressing.

    4) Bathroom are innovative with each bathroom different from other.

    5) Club if highly maintained and all facilities are fully functional and usable.

    6) Central Park is now complete.

    By all means except for Sushma Elite Cross which i thing has the only additional advantage of 360Degree view is the only project in competition to Spangle. If you want you should go for it.

  • How is the parking in Spangle Condos? I understand it doesn't have basement parking and is only stilt parking. I think in long run, parking would be an issue in this project when it is fully occupied.
