Why is royal palms in Goregaon(E) such a failure ? The rates I hear are very low. What is the catch here ?

    sq ft for per sq ft pricing.

    It seems 1bhk sells for higher per sq ft than 1 rk

  • I see them advertising some offices which are 10 Lacs for 7.4 Lacs in local newspaper. I asked them for details, but no reply yet. I am planning to buy a couple of them for investments.

    What is the issue with Royal Palms ? I see their rates quite low. Can someone who lives in that area or owns a flat in Royal Palms chime in

    Is OC, water, quality of construction, electricity, illegal construction etc a problem ? Or these things are OK ?

    Even if you think you can walk . The road from were you take left from the Aarey stall towards Royal palms isnt even illuminated .
    I am not sure if you get rickshaws from complex gate that late in the night because honestly in the past 5 years i have never stayed that late in my office . But my guess is that you do not .

    There is BEST bus no 452 ( mostly ) which goes from Goregaon station to Royal palms complex and few private buses . These are lifesavers.

    TOLL

    Yes toll of Rs 15 is to be paid each time you enter ( private car ) . Uptil year 2006 end / 2007 the Royal Palms pass was ok for free entry . Not any more . Our society is talking to authorities to get this sorted but does not look likely to me.

    MY Verdict .

    I would absolutely not have a residence there to stay . Only thing going for them are the really cheap prices . But thats about it.


    WoW ! No wonder the price is half of rest of Goregaon.

    One of my friend used to work there till last year and all these issues mentioned above are pretty much there except Toll may be it is toll free now.
    You need to visit couple of times from morning till late night to experience it.

    Doesn't look like it is good for Investment , search any property site you will find hundreds of investors offering at price lower than they paid.

    May be end use for those who can't afford anything else and don't mind all risks.

  • Average quality, zero maintenance, transport issues, bad roads - what else do you need to know? Anything which comes cheap has a lot of strings attached.

    Non livable factor, zero maintenance of the property, lack of public transport, fear of leopards etc...
