    Hi All, I am planning to buy an appt in Mumbai. Which area will be better to buy an appt.. andheri east like nahar amrit or goregaon west (HDIL).. both are quoting almost the same rate ...i am planning to buy purely for investment and looking for good rental value after completion.. would appreciate your views on this.. thanks in advance.

    Construction quality..
    Construction quality of Nahar sems better than HDIL which is famous for third rate construction. Just talk to any dreams apt. owner.

    Builder rep....

    Both seem likely to face cash flow problems and can delay projects.. HDIL (Close to NCP) is the bigger builder but his cash would dry up soon as he makes money from tdr sales..and changing laws so that TDR revenues would be hit.
    Nahar may also face problems because of smaller scale and concentration in one area.
    Nahar rent is around 20-25k for a 2bhk, similar in posh buildings of goregaon. Most of Nahar's flat are for middle east people and many are empty. When the new buildings come up next year, you would find it very tough to get rentals.

    goregaon (W) is a more livable area/similar rents

    Rentals would go up in Nahar because it becomes closer to Andheri but metro would take min 4 years more to finish.
