    Simple marketing is not sufficient..
    What's all inclusive price for 1.5 BHK ?
    Has builder got IOD and CC ?
    Is it full CC or part CC ?
    How about Environment clearance for Ghodbunder forest area ?
    Also throw light on Possession date to be mentioned in agreement.. With interest/rent clause for delays..
    I believe this is a JV with Vihang group.. Has the MOU/ development agreement been registered ? In whose name they are taking monies..
    Is it going to be leasehold or freehold ?
    Is Parking also included ?
    Floor rise, Clubhouse charges, Advance maintenance payable for how many years ?

    The near by projects Rumah Bali of Puranik is in between 7000-7200 psf and Lodha splendora is with discount 55.14 for 450 carpet pls suggest in view of cheaper project will it be wise to put your money with this

    Godrej Emerald by Godrej Properties, Thane, Mumbai

    RERA could be a factor but mainly it is because of the free hand given to police to file FIRs against builders violating rules.

    Since the list of rules and regulations is so large and builder compliance rate is so low, hence the strategy would be to just temporarily halt bookings till this FIR drive of Mumbai police is over. After that business will be back to normal.

    Heared that they decreased rate from 7200 to 6500 and also decreased the token money from 5 lacs to 1 lac but the channel partner was informing me that after 45 days you have to pay remaining 20% that means they must have IOD\CC to start registration process pls correct me if I am wrong

    Actually they are quoting the rates on higher side, I am not calculating the PSF rate of 7200 or 6500 but overall package is 80Lac for 1BHK (carpet only 350-400 Sq feet), It would be wise to add another 20 Lac and buy similar configuration in Kandivali/Borivali region.
