    Has anybody heard about the upcoming project by Sheth Builders in Andheri East called Vasant Oasis, any feedbacks on that are welcome.

      Sheth are premium.. will be 12000+ for Andheri East

        Its coming up on the 18 acre land acquired by Seth from Borosil for whooping Rs 830 cr in august this year. Its surpurisng to know that Seth builders have launched residential project in months time. But quite implied that they need some quick money to pay for the land purchase.
        Expect series of launches in coming months.

          Land itself is bought for (11000 rs / sqft )
          TDR would help in reducing average cost to 5000 odd..addd to this construction cost of 3000 ..so effetcive cost for him is 8000 /sqf

          Very tough to make profits at 10-12,000 unless he does some commercial development or does parking (TDR of 4) which would reduce cost to 3000 / sqf

            Rates as of 16-Oct

            i went this morning and did checked rates

            its like
            1) 9500/- p.s.f + 50/- floor rise
            2) 9700/- p.s.f + 50/- floor rise (club facing)

            Additional
            5lacs car parking (covered)
            12-15lacs more that includes stamp duty, registration, advance 18months maintenance, mahanagar gas, electric deposit, bmc development charges, etc etc

            One tower i.e. ebony is completely sold out ..not sure how? i went around 12am.

                Thanks so much for all the information.

                Any suggestions on which one would be a better bet between Vasant Oasis & Raheja Vistas considering the location, layout, price, ameneties, etc.
                Have been tracking Raheja Vistas for a while but due to unavailability (heard they are opening the new bookings shortly) have not been able to freeze on anything. Also they have increased their price from 7500 to 9000 psf within the last six months.
                Please do share your thoughts.

                  Is this on built up(Seems slightly high, as the plot was next to the Mithi gutter as far as I remember) or super builit up or something else

                  So Net landed cost would be(inclusive 20 Peti fixed assuming the 9700)

                  2BHK
                  1135 - Carpet 695 (125 Peti)
                  1185 - Carpet 725 (130 peti)

                  2.5 BHK
                  1340 - Carpet 830 ( 150 peti)

                  3BHK
                  1585 - Carpet 995 (175 peti)

                  This seems much more expensive than even Oberoi Splendour / Kalpataru however the area is more crowded...So like garden/pool facing premium/ height premium/sea premium /racecourse/ground premiumthere seems to be a crowd premium . Another funny thing was that neptune builder...is advertising extra 100 feet benefit just because the building is on top of a hill like the )

                    Location / layout of Vasant is definately better as there is nothing in Chandivali but Marol is much better that way...
