  • I have seen delays by several years in City of Joy in Mulund.
    VIsit the blog on Mulund based building - city of Joy.

    It was not completed on time, there were issues with unfinished work within the buidlings etc.

    Agreements are usually from Builder side.
    Builder takes money for 34 floors but alwys has permission with 20-21 floors. Be very careful with this builder.

  • ALthough, 10% now and 90% on possession sounds interesting.
    Check out agreement, exqct location, make sure the land is not on forest land etc.
    Most importantly, do the registration so its all legal.

  • Worst builder.Beware .Please do read other threads on complaints with Nirmallifestyle.Tall promises,big ads poor delivery,no concern for customer.

  • I have booked in their Zone 1 in advantage building in June but till date they have not signed any agreement. At the time of booking they said they will sign the agreement in Oct/Dec. But when I sent a mail they now say since it is a big project it will take more time for signing the agreement maybe another 6 months or earlier. But somehow they manage to increase the rates of their projects every 15 days or so. I booked at 2350 + floor rise + other charges in June. Now they are quoting more than 2900 + for the same building. Riverside is some where around 3200 +

    One bad thing about Nirmal is that they do not disclose any details. Even their website is not updated and shows old data. Neither their call centre people are aware of many things and they just keep on saying we will get back to you and do not turn up.

    So beware ask them all possible things and before signing.

  • After paying 20% they have given me allotment letter, but there is no news on the agreement yet. Last time I visited in Dec 10 there was a lot of activity happening there. Construction had started for 2/3 buildings in zone 1. Not aware of the latest status.

  • If any one has booked in platano. I have booked in platano in November, 2010. Agreement is registered in December, 2011. Going for loan. As per the agreement date of possession is 2014+6 months grace period. Any one have details about the construction activity...?

    I am surprised that you have boked in Nov 2010 and your agreement has already been registered in Dec 2011 whereas I have booked in Advantage in Jun 2010 with 20% advance and agreement has not yet happened. I have only the allotment letter. Platano was a building launched much later than Advantage. I am worried.

    Hi PPD1245. Can you please elaborate how much you had to pay for the stamp duty registration (1,2,3 bhk) and do they ask you to pay the installments immediately after registration or do they give you some time. From your message it appears you are taking a loan, so how much time they give you for loan disbursement? Is the construction for Platano started?

  • Till date, I experience that the Staff of the Builder is cooperative. They are asking for the installments regularly. My agreement is registered for 1BHk and for registration I had to pay around Rs.1 lac. Construction of plinth is completed for Platono. I had visited the site one month back. Construction of some two buildings is in progress upto 4-5th floor. No idea about the construction of Advantage building.

    Many Thanks for the info. After you registered your agreement in Dec, How much time Did they give you for Loan Disbursement? I am asking this as I want to know how much time I will get for getting my loan sanctioned and disbursed, since I don't want to pay any further money from my pocket but by Bank loan.

  • Warning, do not get duped by Nirmal Lifestyle. I had booked in the Riverside project 2 years back and have received neither any allotment nor any registration till date. They are the most unprofessional group I have ever dealt with. They have even stopped replying to my E-mails now.

    Hello , I Have booked in Platano, in May 2011, and paid 30% , I am not aware of agreement, also alottment letter is not send to me, did u get any alottment letter? Please inform, so I will also ask them to give me.

    I am told that possession is in 2015, I dont know how much construction is done, or started or not, as I did not go there since Mar 2011.

    Hi

    I have also booked a 1bhk flat in Platano F. May I know anyone else has booked flat in same Block(Platano)? Is there any progress in work for Platano Buildings. Did anybody got possession in any of the Buildings of this project.
