I think the promoter of Dheeraj group and HDIL are same. HDIL does not seem to have good reputation in this forum. Dheeraj group Zephyr project in Khar is on 15th Road (good location) and is completely sold out, but a resale flat is available for about 20k per sq ft on a high floor. Parking is extra. Possession 2014.

Rustomjee has prelaunch offer for SRA on 18th Road, but there is strong advice against going for SRA project in this forum.

I'd appreciate any view/opinion/advice.

    If you are asking about Rustomjee pre-launch offer, it is 16k + floor rise. But it is a SRA.

    :bab (3):don't even do any kind of booking at Rustomjee 18th road as majority of the people who stay there are not leaving there rooms because of SRA. As it is a private land and this developer has brought SRA and not giving any benefits to these people.

  • Cheating case against builder over Bandra penthouse

    MUMBAI: Real estate developer Yusuf Lakdawala's son Feroz has filed a case of cheating, criminal breach of trust and criminal conspiracy against Dheeraj group of companies managing director Dheeraj Wadhwan and others. Bhagat Sharma and Placid Noronha, directors of Starlight Hospitality Pvt Ltd, the sister company, have also been booked.

    This is second FIR against the Wadhwan group by Lakdawala. In May, Yusuf had filed a case of cheating against Dheeraj Reality after he failed to get two penthouses worth Rs 10 crore he had booked in Juhu in 2010.

    The fresh case was registered days before the Bombay high court was to possibly hear a writ petition by Lakdawala, who had alleged that despite his complaint, police were not responding.

    Mumbai Police economic offences wing (EOW) officers said a fresh case was lodged at Nirmal Nagar and they have taken over investigations.

    Feroz alleged in his complaint that he had booked a 5,206 sq ft penthouse on 16th Road in Bandra (W). "Believing Wadhwan's false promises, my client, Feroz, paid the full amount of Rs 5 crore. Wadhwan promised to complete the project in three years but till today, besides the podium, nothing has been developed. Feroz tried to communicate with him but there was no response," said Feroz's lawyer, Subhash Jadhav. Feroz said Wadhwan and his officials refused to entertain him whenever he tried to speak, and they then stopped taking calls and responding to emails. He alleged that while the builder did a sale agreement he did not register it, and thus cheated him.

    Jadhav added that they had approached police but the latter refused to entertain them, so they had to approach the Bombay high court.

    Dheeraj Wadhwan's cellphone was switched off when repeated attempts were made to contact him.
