Runwal is quoting 16500 psf for its project in lokhandwala andheri west . This is for project Elegante.
Is it a good buy? Should we wait further ? Any suggestions pls

  • Has the project started ? Estimated completion date has been given as 31 Dec 2015 as per one website so assume 6-7 yrs for completion.

  • After much hunting on the net, Ive still not been able to find a layout map giving the apartment layouts with the measurements (Im interested in a 3 BHK).
    All their website has is a simulation of the apartment without giving any measurements, no sq-ft sizes for the flats are mentioned either.
    Makes one suspicious of the builder's intentions if they dont even publish a detailed apartment layout map for a supposedly luxury project while publishing loads of stuff on the amenities and what all wonderful things they would be providing etc.

    If you get more info on this or have a detailed layout for the 3BHK apartment, do revert.

  • Checked with some broker friend, he said the location was earlier disputed, being next to a nallah, now that seems to have been resolved. He said that BMC permissions are yet not given. He didnt have the layout/measurements but said that the loading is expected to be 50% on this.
    Better to stay away from this for the time being.

  • It's always a risk buying into projects which will be delivered 2-3+ years into the future.

    You seem to be new here - go through the Indiabulls Greens and the Lodha threads to see what problems house owners are facing with builders in similar situations.

  • Dont still see the flat layouts on their website. All I see is a highly glossy brochure which mentions everything but the apartment layouts/measurements.

  • How is Sheth La Citadel? From their website it seems its in Lokandwala complex area. The rates over the internet seem to be around $14000 psf.

    Also, sheth has listed the area in carpet sqft and not saleable.

  • Yeah just saw the Sheth website, layout looks good but wonder whats the saleable area, not mentioned there. Thats the trick all builders seem to be doing nowadays, playing around with the saleable area.
    But location seems to be somewhere in Millat nagar, not really Lokhandwala..

    Just checked their website and online PDF of Brochure
    The rate is for Super-built-up, and as the doc states, the loading is 33%.

    Location is Yamuna Nagar/Millat Nagar.It is not in Lokhandwala. FYI Oshiwara Link Road is better than Lokhandwala. inside Lokhandwala not enough for parking and it takes time to enter and go out of lokhandwala.

    La Citadel by Sheth was started in 2005 .

  • Watch-out when lukg at Lokhandwalla projects for 2 reasons.

    01. Most of the projects are either encroaching mangroves or have CRZ violation issues. So getting BMC permissions will be tough nut to crack.

    02. The entire land parcel of Lokhandwalla is on marshy patch - so techincally u have the problem of structure sinking or water logging in rains plus mosquitos etc all year round.

    Visit site, check out locales and then make informed decision with ur hard-earned monies
