I have been reading the forum non-stop for nearly 2 days trying to collect information.

I am looking to buy a 2BHK either in Panvel, Ulwe or Khargar. Though working in Bangalore, I am born and bought up in Vashi. I have fair bit of knowledge about these areas.

Panvel
Mahaavir Arpan/Mahaavir Vatika - 2 1/2 kms from Panvel station. Near Sai Nagar/Karnala sports academy.
Price quoted 3800/square feet

Hiranandani Gardens - It is pretty far from the station. The returns on this property might take fair amount of time, if someone wanted to sell it off quickly in the near future.
4000-4100/square feet.

Mahalaxmi Nagar - Close proximity to Hiranandani gardens. Same reason as above.
2600-3000/square feet

Kalpataru Riverside - Read about the land litigation. I do not think it is worth to risk hard-earned money into this project.
4800/square feet

India Bulls Greens
New sectors planned. Prices not available.


Pushp Bunglows , Vichumbe , New Panvel
3000/square feet

Marathon nexzone - No construction progress yet. They just quote the price for the upcoming project
4350 psf + Rs 40 per floor rise.


Vighnaharta Enclave Panvel - Salaried persons should avoid it.
30:70 black ratio

    Brother nice to meet u here on the forum.i am also seeking a 2.5/ 3BHK in Panvel but i am a NRI and a non mumbaiite.it shall be gud to be in touch with you to share information .

    India bulls gave me a quotation for Ph II just one week back.

    Pushp Bunglows Vichume ; i really liked these bunglows but this is just a village land , not a tri partite land.I was informed that all the banks are giving loans for this property.I am concerned what if government takes over this land tomorrow under the urban land acquizition act.Also i have no information about the reputation and reliability of bansal estates the developer for the purpose of purchase by a NRI who is a non mumbai-ite.Otherwise i did like these duplex bunglows the most.The price quoted by the builder was 68 lacks and only 4 nos were balance 10 days back.Can u please provide some inputs about Pushp Bunglows coz this seems to be a very gud option to me as it just 1 km from Panvel station.

    Hiranandani gardens is a leasehold property and apart from that there is a serious safety issue due to possible gas leak on account of being in close vicinity of Rasayani factory/chemicals area.

    Buying a row-house/independant house might be risky incase the government wants to take over the property for development purpose.
    The same will be hard if the government wants to take a society which houses more than 20 occupants.

    How much did India Bulls quote? Also could you point me in wikimapia as to where the new phase is coming up?

    I am planning to highlight each of these aparments on wikimapia, some already available while some needs to be highlighted for easier access.

    Brother even i hold the same apprehensions here.Pushp Bunglows are constructed on farm lands but an experienced broker informed me that they get permission from comissioner to convert the farm land to residential land first and then the city / cidco town planner approves the plans.I am also concerned what if govt tomorrow decided to acquire this land under urban land aquizion act.

    IB quoted 4100 psf + floor rise of rs 40 per floor.At this a 2 BHK ( 1172 to 1268 sq foot ) comes to all inclusive price of 55.81 lacks to 59.89 lacks.However , due to effect of recession no 2 some discount can be expected in comming few months.

    They have an 80 acre plot and both the phases are comming in the same 80 acre land boundry almost next to each other.All this information , brochure , ,maps , location plan , masterplan etc is there in their website already and u can download it from there or u may mail me ur e-mail adress and i shall mail u the e-mail sent to me by india bulls with all these details in attachment.

    it depends upon the builder , type of land ( cidco , tripartite , farmland ).kalpataru charges 4800 psf but has a dispute / court case over its land.balaji symphony rate 2 weeks back was 4300 but the builder does not seem to be reputed even though it is marketed by space india.mahavir yesterday told me a rate of 3900 psf.all these properties are within 2 km from station and are on farm lands only.for cidco land properties u may have to go for resale properties only as most new constructions r on farm lands only.for cido land property in resale and near station the rate should be around 5000 psf but just check this last sentence urself.

    I agree with your analysis. Althogh I havent visited the panvel site personally, My various sources confirm the rate to be around 5000 PSF next to the Panvel bus station.

    unfortunately unlike gurgaon there are very few reputed builders in panvel area viz hiranandani , india bulls , kalpataru.rest of the buiders are not well known.maybe if there were more reputed builders here prices would fall under competition.i see rahejas in gurgaon but i dont see them in Panvel.maybe slowly more reputed builders come here and prices become more competitive.

    Add one more builder Neelkanth.I came to know that they plan 2 launch new project on the eve of deepavali.But u need to confirm the credentials of this builder urself.

    hi ,
    Please be aware of Vighnaharta Enclave Panvel. one may think that phase 1-4 are ready, so land is clear etc. but phase-5 owners are facing huge problems that even after paying huge sum, builder is not even putting stone..on the name of land clearance roadblock.
    even if there are problem with land clearance, still builder keeps selling new raw houses (by not informing about land clearance problem) and gulps huge amount in black..

    requesting curious members to see below link and decide themselves.
