    what is the right rate for getting a 3 bhk in bandra/khar (w) in a good A grade building with amenities it seems the rates there are huge discrepancies and ppl quote what ever they want to instead of following the given rates eg 3bhk 6cr +

    Yes people are quoting as they please and revising prices higher by the week. Its crazy. Motivated sellers though are ready to negotiate heavily I would suggest making offers 15-20% lower than asking price. Its taking 5-6 months currently to sell an apartment because the rates have skyrocketed.

      Realistic rates in Bandra W in a normal (nothing fancy about it but not dilapidated) building
      2 bhk - 4-4.5 crs
      3 bhk - 5.75-6.5 crs

      But if u hunt around u may find some hidden gems in some quiet & green by-lanes that are abt 30% cheaper

      'Cooler' areas are more expensive than the 'peaceful' areas

        Does this mean that a flat for 3.5 crs in a TDR biulding at 15 th Road bandra West of a carpet area of around 1100 sq ft, is a good buy? TDR was completed 4 yrs ago.

          My 2 bits - For 1100 carpet it is a sweet deal. Ensure u get parking inside the bldg, check from what floor onwards the lift starts (is it half floor / first floor), check size of lift, check the condition of the building now, see if there is light coming inside the house and then take a call. If its for investment then u'll get a rental of 50-55k unfurnished which is SAD but then thats how the RE mkt is.

            seems TDR prices are much more realistic at least according to agents i saw a nice 4bhk at 6cr negotiable on 15th rd

                yea i understand the reasons but in certain cases some tdr buildings seem awesome and better than normal buildings eg nicer lobby more facilities and way more reasonable.. but thats besides the point it seems a small bhk is a lot less but the good one flat per floor 1500sqft 3bhks are generally priced around 6

                  Thank you every one for your valuable comments. The said flat is on the second floor with lifts starting from the ground level, it has secured covered parking. The TDR is done beautifully where the entire building has a similar exterior structure. In fact it is been recently painted again. The lift size is not too small it can take up to 6 people at a time. Yes it is for investment purpose for now, the rental expectation as per the broker is around Rs 75k - Rs100k pm (furnished). Other similar properties in the same area are Rs 4cr+.

                    be careful with what they quote as rental prices i was told by a agent a 3bhk could get me 300k a month which is impossible but they like to say higher figures to make you buy when ppl say its for investment
