  • 30 year old flat in Vashi, Navi Mumbai / Mumbai

    Friends need your help. Is it worth to buy a flat in Vashi, sector 10 (opposite to Father Agnel's)? The building is 30 years old. It is a 2 BHK measuring 850 sq ft., costing 1 crore 60 lakhs. Please advise as I am confused.

    ppreeti2000 Well, Vashi is one the oldest and most developed nodes of Navi Mumbai. There is a lot of good to be counted if you wish to buy a house there. However, why do you want to buy a house in a thirty year old building and at that price. The area you are talking about is good but why there?

      850 sq ft - is it carpet area or built up?

    Hmm

    850 carpet for 60 lakhs is half price deal. Just check if it has parking. Is a good deal for rental income if it has car parking. You can easily earn 17 k per month. Its around 3.5% per annum ROI which is good. Example just consider 60 lakh flat in lodha dombivili you will hardly get 7k in hand. i.e 1.6% ROI. So its a steal if only for rentals.

      Well. I stay in Nerul. All I can say is check for leakages since it is quite an old apartment. I believe it will be an open parking complex. The advantage you will have is the chance of getting this complex into redevelopment
