Chandak Passcode Revolution in Parbhat Nagar, Dahisar, Mumbai

    Folks,

    I am looking for some suggestions here.

    Chandak has come up with a project within Chandak Nischay premises called as Passcode Revolution. The Developer is good but my concern is would there be any legal disputes going ahead given this built under SRA land. Also the completion dates are 2023/24 which is highly unlike given the current situation. They have come up with 5/95/5 subvention scheme which is interesting. For a 583 carpet they are quoting all price 1.40 cr which seems too high according to me.

    Location wise its good as it close to both SV road and WEH but very critical from a project completion point of view.

    What do you guys think about this?

    583 carpet for 1.4cr in Dahisar, that too SRA leasehold..

    You can get ~625 carpet in Goregaon east at that prices, with annual/staggered payment plan (try satellite elegance, freehold plot).

    In this market subvention doesn't makes sense as bank charges 7% interest, however developer takes 12% interest in subvention...

    Especially given lockdown, buyers r god, go and negotiate at better projects in better locations...most r offering 15% discount on quoted prices, take help of good brokers who will help negotiate more

    Also try to buy under-construction if not ready, new launch is very risky..

      You can get 2.5 bhk (855 sq ft carpet area) for around 1.2 cr in Kalpataru Srishti, Mira road which is not very far away from this place.
