Hiranandani Panvel will be launching by next week at the rate of Rs 3600 psf on builtup area.

I was reading through the new housing bill legislature passed by and was signed by Hon. VILASRAO DESHMUKH (Chief Minister) dated 23 July 2007, that builder have to sell the property on carpet area rate and not on builtup or super built up.

For those who are intrested in buying an apartment/villas/penthouse in Hiranandani panvel project please insist the builder to book on carpet area.

  • They seems to be doing registration and have asked to pay stamp fees required for registration. has any one done the same yet.

    20% that you have paid is definitely not for the plinth completion. That was just a initial downpayment that you do along with booking amount for your flat in Venus. You will get an intimation from your relationship manager (RM) along with a demand note for next 20% once Venus' plinth is nearing completion.
    Its best to get the word from your RM about the construction update as well..
    Rate is still at Rs.4100psf.

    I agree that one shouldn't hurry in selling a big house wherein a joint family is living. But if s(he) is planning to move to a bigger house within the city limits, in most of the cases it is unavoidable and also wise to sell off the old one because of the following two reasons:

    1. s(he) can generate a considerable amount to invest in the new house by selling the old one thereby not depending largely on mortgages.
    2. If s(he) sells the old house and buys a new one in the same market conditions s(he) need not worry about timing the real estate market, since s(he) is selling and buying in the similar market conditions.

    I recently visited this site and absolutely loved the location and the sample flat. Maybe I was sick and tired of looking at the over-priced, mediocre apartments in Mumbai city.

    Currently, they have only one 2BHK 4100 psf and rest are all 3/4 BHK sky palaces (32nd & 33rd floors) 4800 psf.

    Any inputs if this is still worth investing 4800 psf? Completion is stll 4 yrs out, so want to know what the appreciation would be. Not sure if I am a little late and have missed the train on this one ...
