Dear friends,

Hiranandani Panvel will be launching by next week at the rate of Rs 3600 psf on builtup area.

I was reading through the new housing bill legislature passed by and was signed by Hon. VILASRAO DESHMUKH (Chief Minister) dated 23 July 2007, that builder have to sell the property on carpet area rate and not on builtup or super built up.

For those who are intrested in buying an apartment/villas/penthouse in Hiranandani panvel project please insist the builder to book on carpet area.

  • First of all builder has no business charging for parking .. this is absolute rubbish ... when we are paying so much for flats they must give atleast 2 car parks free .. yes anyone wanting more should be asked to pay for it ...

  • Hi ,I fully agree with Gaurang,and realbuyer,Saying that we should file a complain to the Bmc or the local political rep.
    This is not only in Mumbai it started from delhi and is pouring south.
    Regards to Savvy if we have money whether local or NRI ,EVERYONE does not get money from HAFTA.

  • Hiranandani is doing this in all his projects , few weeks back I had visited rodas enclave thane and he is asking for 8.5 lacs per car park there also .. really not done !!

    This is indirect way of increasing cost of BASE RATE VALUE......;)
    But Here is loop hole..
    They are not charging for parking which is OPEN one...
    They will charge for are under podium,and in basement ,level -1,level-2.,level-3.
    So ultimately Buyers have no choice, in paying to them.
    Its as good as U are giving IDLI without SAMBAR....:D

    All buyers should fight for our RIGHTS....

    According to Jones Lang LaSalle, major cities like Mumbai, NCR-Delhi, Bangalore, Chennai, Pune, Hyderabad and Kolkata will see the addition of close to 9.5 million square feet of mall space in 2013.

    "The primary reason is that a sizable amount of supply that was expected to reach completion in 2012 has been being pushed to 2013," JLL chairman and country head Anuj Puri said.

    While Mumbai, NCR-Delhi, Bangalore and Chennai will together contribute 70 per cent of the total retail space absorption, cities like Pune, Hyderabad and Kolkata will account for the remaining 30 per cent.

    The MTHL project is proposed to commence at grade from the east side of Sewri Railway Station on the Harbour Line and proceed to Nhava and terminate at the north of Chirle village with an interchange to National Highway 4B on the mainland. MTHL will have a 16.5 km section in the sea and a 5.5 kilometre portion on land.


      Phase I :- A six lane main bridge will be built from Sewri to Nhava Sheva including approaches at grade near Sewri end, interchange at NH4B near Chirle village and underpasses at road and railway crossings. The length of MTHL road project from Sewri to NH4B is 22 km.



        Phase II:- Dispersal System at Sewri connecting Eastern Freeway and Acharya Donde Marg to MTHL (Sewri interchange).

        The MTHL will have dispersals from Sewri to Worli (east-west connector) on the Mumbai-end and from Chirle to the Mumbai Pune Expressway and NH17. On the Mumbai side, the traffic dispersal will be through the Eastern Freeway (at Colaba and Wadala) and from Acharya Dhonde Marg (for West-bound traffic). The proposed Worli-Sewri Bridge will provide connectivity to the Bandra–Worli Sea Link and proposed Western Freeway
        MMRDA requires about 130 hectares of land for the project. MMRDA has obtained in-principle clearance for nearly 80% of the land. The remaining 20% is private land on the spread across villages Jasai, Gavan and Chirle. MMRDA requires 16 hectares in Jasai, 8 in Gavan and about 4 in Chirle.

        The 22km sea-link, on the drawing board for over three decades,:( has off-late gained traction after the Center expedited steps towards providing Rs. 1,920 crore in viability gap funding.

        At least we can dream project to finish by PROPOSED 2017.... but can extend till 2020....
