Dear friends,

Hiranandani Panvel will be launching by next week at the rate of Rs 3600 psf on builtup area.

I was reading through the new housing bill legislature passed by and was signed by Hon. VILASRAO DESHMUKH (Chief Minister) dated 23 July 2007, that builder have to sell the property on carpet area rate and not on builtup or super built up.

For those who are intrested in buying an apartment/villas/penthouse in Hiranandani panvel project please insist the builder to book on carpet area.

Here are the official link for Housing bill legislature:

Also see the very intresting article in Indian express about the (the Maharashtra Ownership of Flats Act, 1963,)

This mail is just to educate investors and the individual buyers about the new option.

  • Hopefully this will clear the main bottle necks which is demand of higher compensation (mainly by the middlmen) for land and also the built up area of the developed land being demanded by the landowners.

Once they realize that if the airport moves there wont be any interest in their land, they would want to sell up with whatever is on offer (which is not a bad offer by any means)

So yes hoping this is a bluff played by the CIDCO authorities and anyways moving the airport to some other place isnt in the best interest of anyone with so much time and money already invested into it.

Cautions that project may have to be wound up or shifted elsewhere
Officials from the City and Industrial Development Corporation (Cidco) today expressed fears that the proposed international airport at Navi Mumbai could become unviable due to cost escalation, following prolonged delays.

"Increase in project cost is a matter of serious concern and further delays may lead to winding up of the project and transferring it to Chakan in Pune district or elsewhere in Maharashtra," a Cidco official, who did not want to be identified, told
    Business Standard.

Now RMs seem to be providing more confident updated that phase-2 will start soon. As far as airport is concerned, please read carefully....Navi Mumbai airport is being put in same category as Nashik, Chakan etc ...which is like going back rather than moving forward ...

  • Even if the airport doenst come up, Atleast we all will have a 2nd home to live in peacefully, the airport itself will ruin the natural habitat. Another issue is the human greedy behaviour, if the prices go up due to the airport, will anyone sell the property? ofcourse not, greediness will take over and you will keep watching the steep movement of the property until you die. try to differentiate between the value of money which will go up and value of life which is coming down every passing second

  • Hi everyone, just got to know that the land is clear of all titles, the main financer is Punjab national bank.in case we need to take loan with any other bank,we need a letter from pnb of no objection from Hiranandani ,or ur loan can't be prosessed ,secondly we need to do the sale deed into our name from Hiranandani/ hirco. Only then we can avail a loan.saying that plinth should be completed.it is just a info for those who want to avail a loan.as pnb is trying to be difficult to give letter, but it is the builders responsibility to give that letter.i have also noticed that the new rm r responding now,may be things r going in a positive direction 4 us now.thx.
