    What is Airoli 1BHK budget ? for 500 - 600 carpet area

    It varies from around 43-55 depending on the society & flat condition.
    I am also looking out for property in Airoli and I saw a Flat for 43 L & other at 53L

      Last i heard was Airoli doing 10k plus - so 1BHK with 600 wud be around 65L plus..on safe side budget 70L

        I have been going around doing house hunt. The current rate quotes in Airoli is anything between 6.5k to 8k. (8.5k-9k for some of the luxury projects)

        I have seen a under construction 1BHK flat with quotes rate 7.2k (negotiable)
        I have seen resale flats with rates between 6.2k to 7.2k depending on Flat condition and Society

          loading of around 33% (900 psf saleable)

          thus all inclusive max 65-70L

          Note 500-600 carpet is usually available in 1.5BHKs and smaller 2BHKs, a normal 1BHK in airoli would have 400-450 carpet on 600-700 saleable area.

            I have seen one flat near sector 9 and 8 and having carpet area 568. (Is it 1.5BHK)
            What should be market price for that flat. Please help me to know on this.

              It depends on if it is a builder apartment or G+4 type construction, G+4 have more carpet area but construction quality is suspect.

              If it is a builder apartment then 568 carpet would fall under 1.5BHK category. Check what is the saleable area being mentioned by the builder (I am assuming standard loading of around 33% to make saleable around 850), I would say a quote of 55L would be good if it is a builder apartment.

              If it is a resale flat, then you can negotiate a bit more as people who have booked flats would have typically booked at 3500-4000 level and are finding few buyers in the market, with them you can negotiate and quote around 45-50L(max).

              Besides the flat cost also budget for SD, Registration, Car Parking and refitting(if resale) also get a good lawyer to check all documents as Navi Mumbai is lease land.
