Also this area comes in the flight path of the Mumbai airport andthere are height restrictions which are in place due to which a Godrej might not increase the height of the plot which could have been one of the partial solutions to the water logging problem.
Bottom line is that this could be a good project to invest in given the sheer scale of the project,the location,the brand,etc. but one one will have to get a clearer picture from a Godrej as to how they are going to mitigate the water logging problem.
is on the other side of the railway track , this is shell colony we are talking about , if you go to deep into shell colony , you will end up near kurla platform 9 and 10 ,so location is very important , you want to be further away from tilak nagar station as possible to be called as chembur and command those ratesCommentQuote2Flag

Agreed that the location is not that great today, but one needs to consider the completion of santacruz chembur link road. It is quite possible that this road can transform the entire locality as it will be easily approachable to various hubs including bkc. Secondly Godrej are trying to negotiate with sahakar nagar 2 and 3 also, thereby indicating their plans to change the area completely. a combination of the link road, intention to change the landscape of the locality and definitely their own brand name has the potential for the project to succeed.CommentQuote1Flag

- As far as I know (and this is based on what I have heard and nt from Godrej directly), Godrej does not negotiate discounts for groups smaller than 50 buyers.CommentQuote1Flag
