  • I would say to learn from the state of Acme Ozone project, Kandivali east. Launched almost 5 yrs back and still awaiting approvals. Search for the Acme ozone Kandivali thread !!

  • friends just received a quote of 1.1cr all inclusive for the larger 2 bhk in ashwood acme ozone (surrounded by mhada on the opposite side of the road). seriously considering it. has almost zero useable amenities. its for end use. is it a wise decision ??? have also seen a resale flat in vraj green valley kolshet for 1cr all inclusive (better society). ashwood will be ready in a months time whereas vraj is a resale flat. please advice.

    1) Rooms are compacts and very small compaire to Area they are selling
    2) Not Much open Space
    3) Major problem is that state of art Cremetorium is coming next to the vacant plot of hills

    Pros:
    1) Locational Advantage
    2) Kalpatru Brands
    3) Ready possession for 2 BHK

  • 1.14 includes flat cost, 1 covered parking stamp duty, registration, brokerage and 18 months advance maintenance. carpet is around 640. but the layout is a little different compared to the other 2bhk flats that i have seen.

  • Additional stamp duty for increased carpet area

    Hi All,

    I had booked a flat in Acme Ozone, Centilia in Jan 2011 and got the agreement done accordingly.
    Recently I got a mail that I need to pay for some additional carpet area around 8 sqft. For which I have to pay additional amount to the builder as well as I have to get a new agreement for the same. I have to also pay for the agency charges in cash.

    Is any one else facing this issue? I personally feel it's unethical on part of the builder.

    Please revert and advise.

    This is fair demand or not depends on the Carpet area specified in Agreement V/s Actual Carpet area of the property.

    It also depends on the Clause in the original agreement for difference in Carpet Area, generally I have seen clause in the agreements which states Difference Amount due to difference in Carpet area would be payable/Receivable if difference is more than 2%.

    Check Actual Carpet and Carpet you had paid though demand for just 8 SqFt from Acme seems silly.
