    Hello Friends

    I m not able to decide on the plot size requirement for the designs mentioned below
    Also it would be really great if you can provide the approximate costing for creating the bungalows as per the designs. Just total rough estimates

    The designs are as follows (If its not possible to predict costing it's fine)

    The area needed in square feet is provided below the image slideshow for each project. Divide it by 9 to get the Square Yard area.

    For example: for #491-9 house plan: the area is 3630 sqft, which is equal to 403 square yards.
    To this figure add 20% for any wastage, small garden, driveway, boundary walls etc. Add even more if you want bigger gardens inside the boundary wall.

    so ideally you will need (120% of 403 sq yard), i.e. around 500sq yards. for #491-9.

    Similarly, plot areas required for other houseplans can be calculated.

      Thanks a lot HUmble guy,

      Well 500 sq yards come close to 4.2 Guntha (1 Guntha = 121 Sq yards, Source - wiki)
      so i guess 5 Gunthas will be fine to build this bungalows perfectly, correct?

        1 gunta is 1024 sq ft and hence 5 gunta is large enough for a decent sized bungle plus a lawn and small garden. Where is this located exactly?

          OK, well i m looking at area near palghar or bordi, about 150 kms from Mumbai
          I guess 3.5 - 4.5 guntha is fine for all the the designs shown by me, please correct if m wrong

            what rate they qoute for per ghunta .na or 7/12.

            if go and see vagni very close not far comes aftr badlapur.

            u can get 7/12

              Well many of my relatives stay in this area. Badlapur will be far

              This will be my vacation home, so i will be mostly staying there for relaxation, festivals, get together functions etc, for now
              The rate quoted in this area is 3L to 7L/gunta (5L/guntha in Bordi (Beach front)

              Can anyone please provide the (rough) idea on costing of implementing the house as per designs (12L to 28L will be for only Plot)?

                yes, 5 Gunthas should be good enough.

                  Can you please tell the approximate costing for converting these designs into actual bungalows?

                  Or can anyone suggest me on how the costing can be calculated?

                    Not to be a bummer but is the cost not very high at these rates even if its claimed as prevailing rates ? I thought its more in range of 500 psf or near abouts. 5 guntas should be enough for a bungalow. Dont know exact costing there but such distant areas should not be above 1200 psf for construction
