    A quick question - there are notes above of the price having gone up significantly from the booking rate - can the investor now exit/sell if he/she chooses to do so?

    Are there buyers who are ready to buy i.e. is there real liquidity for sale now - more importantly, does the agreement/builder permit such sales to be done prior to possession? If the answer to all is yes, then it is liquid market and good for the buyer.

    If the answer is no, then no amount of paper profit can cover the risk of project delay/not getting completed or not getting possession

      all there efforts have gone in selling residential and not much focus to Mega Mall. as per the rules, indiabulls can n't hold back money for more than 2 years and since approvals were getting delayed, they decided to refund the money.


      There could be following possibilities

      (1) Converting Commercial land to residential as that will give much higher returns.

      (2) The mall booking started in yr 2009 Dec with 5000psf rate and ended at a rate of 9000psf in yr 2012 Q1. Majority of the bookings (approx 80% of the shops were booked in Q1-Q2 2010). By cancelling all old booking, they may plan to re-launch the project in future with higher rates and get better returns.
      or they could re-launch this project for lease period.

      (3) They did nt put much efforts in Mega Mall Panvel project and over time management lost interest on this and resulted to failure of receiving necessary approvals.



      It is important to have a commercial with such magnitude township project or else project success may fail. They should re-launch this in future.

          No doubt this would be a landmark in navi mumbai, New Panvel. It is one of its kind and biggest township so far planned in New Panvel.

          I agree there has been delay and issues with communication but if you look around and compare other promising builders like lodha, hiranandani, Story is the same every where.
          The delays / change in plan are all bcz of CIDCO MMRDA / airport authorities.

          As far as i know, Indiabulls has all approval for phase 2 buildings except for premium towers which are expected to get in 4-6 month time.

          Not sure about the below comment on 18E. based on rumors i heard few months back
          As far as 18E is concerned, land acquisition is in favor of indiabulls and they will plan building the tower along with Phase 2 development. Rumors were this land was initially part of the MMRDA Low income housing plan which indiabulls has taken up & is now constructing MMRDA buildings near somathne station which will have different access to the site and not connected to the township.

              even now i am surprised. What is going on with the management minds.

              Talking to couple of people to get information. No doubt that expansion will happen.
              But personally feel that they should re-consider to have commercial markets in this property.

              May be now they will come up with office spaces.

                Using customers' money at 6% interest rate is very good option rather than getting money at market rate. May be after 6 months/ 1 year they will re-lauch this project at higher rate.

                Indibulls home loan interest rate is 10.5%

                    But how you are getting all these informations?? Do you have someone inisde the IB management?? I think some of your view points (eventhough not all) are helpful to others. Any further info on 18 E???

                      Indiabulls must start construction work of phase-2 next month. Investors have booked flats more than 2 years back and there is no sign of any work !!! They are earning good amount of interest on the money received from us. Call their customerCare toll free number and nobody bothers to answer. Master plan, floor layout changes but the management doesn't even bother to communicate the same to it's customers !!! They have to improve a lot on delivery as well as customer care.
