    kalpataru tower 9000 per sqft

    is it worth it

    agents quoting 7500 .. do you guys think i can get lower than that

    agent quoting for what ? resale flat or under construction flat of investor ?

      you cannot get lower than 7500, for sure. Kandivali, Borivali, malad and goregaon are becoming expensive by the day. Today HUL moved its HQ to Andheri East. The Western Edge, Boomerang, Oracle are all getting office space in the western suburbs. This has led to Western suburbs commandi huge premium. Even Ekta Meadows is quoting 7500, so dont expect lesser. Kalpataru is very renowned and the quality is good, so go with it

        agent quoting 8000 ( -100) after the deal is done

        this is for under construction and the agent told me he is going to give me 100 rs per sqft back basically a check , the site office is not giving even negotationg .. so what should i be doing

        8000 + 50 rs floor rite
        do i have a better chance at the office itself

        gurus please help

          Avoid the agent.
          Tomorrow you may have problem getting noc, he may ask you to buy parking from him, ....
          Agents resort to any tactic available.

          If you are confident about the agent then it is a different matter. As it is under contruction, the risk of agent dealing is even more.

          If you got cash wait till forest land issue is resolved and you may get a better deal near thakur village. There is Raheja there.

            When flat is under construction and society is not formed then builders take transfer fees when you are buying investor's flat. For Kalpataru builder it may be around 200 PSF. I know Hiranandani takes 500 PSF. So please check this. Check out actual cost to you. If there is no much diff. it is better to take flat from builder.

                bhai but have u asked for the other additional costs like car parking space, 2 yrs advance maintenance charges & all the other loading this will take a common 1250 sqf house to cost 1.17 crore that's just the 1st floor plus the floor rise there on.. boss possession date is also approx. 2011 mid (then what will the exact house cost come out to considering the intrest that u will pay for the booked value till the time u possess the house???) approx 1.3cr
