    I have an agreement value of 1.6 Cr. Can you please help me evaluate the total stamp duty and registration cost for a property in Andheri West, Mumbai. Also, do we need to pay it by DD or will ECS be acceptable?

    Stamp duty is paid to the respective state in order to register a document typically a partnership agreement or any other documents which involves transactions between two or more persons. The amount of stamp duty charged by the state is fixed depending on the document, but sometimes it may be charged based on a particular percent of the agreement value stated in the documents.

    Stamp duty differs from state to state for different types of documents. For instance, in case of property paper registration stamp duty is charged on the transaction value of the property or stamp duty value of the property, which ever is higher.

    One can make stamp duty payment online also. In this article we will learn how to pay stamp duty online. The challan generated through online process is applicable for majority of the department in Maharashtra, including payment of stamp duty on Partnership Firm and LLP Agreements including Franking of documents

    Procedure for payment of stamp duty online:

    Below are the steps to pay stamp duty online:

    Step 1: Go to https://gras.mahakosh.gov.in/echallan/

    Now click on Payment without registration. You will see below screen:
    Select IGR (Inspector General of registration) icon. It will redirect you to stamp duty payment form.

    Step 2: Now, enter the below details in the form:
    a. Select payment as Inspector General of registration

    b. Select payment type as “Non- Judicial stamps”

    c. Select the district

    d. Select the office name for e.g. in case the district is Mumbai the office name will be General stamp office Mumbai

    e. Select scheme as “Purchasing of Franking Code SoS Mumbai only”

    f. Select the Year for which Stamp duty is paid

    g. Select period as “One time/ Adhoc.

    h. Enter the Amount to be paid from Franking

    i. Enter the payer details like:

    1. TAN or PAN no

    2. Name of the Payer

    3. Address of the Payer

    4. Mobile no of the payer

    Step 3: Make payment
    a. Now, select payment option as “E- payment’ if you want to pay through online banking account

    Participating Banks In GRAS

    1. Andhra Bank 2. Bank of Baroda 3. Bank of India 4. Bank of Maharashtra 5. Canara Bank 6. Central Bank of India 7. Corporation Bank 8. Dena Bank 9. IDBI Bank 10. Indian Bank 11.     b. Select the respective bank and Submit. It will redirect you to bank page, now enter the Internet login and make payment.

    Once payment is made stamp duty challan will get generated. Challan is the proof that you have made payment of stamp duty.

    Now government have made it mandatory for citizens to pay stamp duty and registration fees through electronic secured bank treasury receipt (eSBTR)—an online payment service.

        Can anyone please help me ?

        I booked a flat in Ghodbunder Road , Thane on 7/4/2012 and the flat cost was 74 lakhs and stamp duty was 352610/- ...and now the builder is asking for 444000/- .Can anyone tell me what possible reasons can it be ?

          The state government has recently hiked Ready Reckoner rates for both residential and commercial properties in the city, ranging from 5-30 per cent, with effect from January 1 2013 and every year of January 1.Every December the Government of Maharashtra revises the Stamp Duty ready reckoner rates. These rates usually go up from 10 to 20% each year and thus making the minimum purchase price in a particular location on the basis of the Ready Reckoner Rates.

            This is bcoz the stamp duty rate in thane till Mar-Apr 2012 was Rs 7600 till Rs 2.5 Lakhs and then 5% on the balance value of the property. However, now the rate has been hiked to a direct 6% on the Agreement value.
