  • If they price it anything below 50L, (All inclusive) for a good size 2bhk (1200 sqft+), then it would be a GOOD buy. provided it has a golf course view and low monthly maintenance (say Rs3 psf on carpet)

    Anything beyond this price range, would be a bad financial decision for both the investors or end-users.

  • I've got some details, 1 bhk some 440 carpet area will cost about 40 lacs. this works out to be 10k/ sq ft on carpet. isn't it expansive ? will dig out more tomorrow.

    My dear, Rs 3 psf CARPET sounds too good, but tell me which residential project in Mumbai Region charges maintenance at Rs 3 psf on carpet area.

    Rs 3 psf on saleable area is possible.

  • All that I learned so far is that the location of the project is located between NH4 and the Mumbai - Pune Expressway. What is the exact location ?

    It seems to be a joint venture between a group of land owners and Godrej Properties Ltd.

    Not any so called PRE Launch once again .......

    It has now become distress method by companies to generate cash and hard trap the FOOLISH CUSTOMERS , who just get trapped all the times be it be in Lodha Dombavali, HIRCO, IB Panvel, and many more.

    Why they are called pre launch I do not know , as pre launch price of Retail people say is 6000/Psf then after one months new rate is higher by 5% to 6300, and after two years the builder rate is 7500 and you are getting in resale at 6000.

    The location is not in mumbai region

    The mumbai town region ends at Bandra. Beyond Bandra we have extended mumbai suburbs for 10-15km.

    You can not consider this location as mumbai region. This is semi-rural area at least 70-90km from town. Even at 2psf on carpet area maintenance, the builder would be making huge amount of money.

I have friends at Bangalore and Ahmedabad who have complained of inferior quality fittings / other materials like tiles, doors, windows. Some claims that though construction is done by L&T but finishing is poor.

  • instead of buying 1.1 cr 3bhk.in panve u can look in casabella rtm -i have seen many peopel selling 1bhk 36 all inclusive only u have to pay transfer fees 50%.some where quoting 6000 persft-if u buy 1098 area thats 2 and half will coast 6600000+stamp duty.

    rest 50 lakhs u can invest anywhere or fd.

    Wondering if it's not expensive ? knowing Godrej & Tata always have premium built in for next 2-3 years. Brokers telling me it will be sold out on day 1 ????
