        I have also received mail with following rates. Are these attractive considering pre-launch should be at discount to prevailing market prices. What about location from investment perspective?

            That's good point. I am not aware of location and its merits from investment perspective. I am not going to live there but obviously there has to be demand and live ability if needs to make sense from investment perspective as well. Rental, Appreciation, Sale in future?

              Are those area carpet or super builtup area...if it is super built up than sizes are too small 950 for 3 bhk

                It is already mentioned in the quote that these are carpet area. I believe there would be loading of 40% and super built up would be 1.4 times these.

                  Livability is a major issue at the moment. Investment point of view, it may be great if airport, nhava-shewa comes there. So this project is good for for investors-my view.

                    Hi I also got mail from my broker. I am now confused between this and Marathon Nexzone. I was abouy to finalise Marathon when I broker sent me Godrej info. Location wise Marathon is better but it will have higher population density. I am an NRI and would live here for short time only. Plus my home town is on the Goa stretch which is convenient from Marathon location. Thanks.

                      Hi,
                      After going thru reports, and forums my take on this project:
                      Excellent:
                      If you are looking at retirement home, lots of greenery and self sufficient township is where I would prefer to retire ( not applicable to me as i am in traferable job)
                      If you are looking at it as home to be gifted to your son/ daughter ( applicable to me).
                      If it's a foreced investment/ first time investment and you don't have large sum nor you would want bigger EMI burden.
                      Godrej projects are generally Safer.

                      Bad:
                      If you are looking at flipping, though it seems better than other project in panvel, definitely superior. No short term gains. More over godrej generally have lock in till 50% payment.
                      If you are expecting great returns in < 4 years.
