Got the demand letter for 5 and 6th slab for A1 on 18th Dec , which needs to be paid by 31st dec.

Anyone visited the site recently, are they allowing to visit the construction site?

No,they dont allow a visit to the construction site.

As far as construction update is concerned I was made aware that A1 tower is far ahead of the others.

They told me that due to that Aluminium Shuttering tech. implementation ,we r gonna receive frequent demand ltrs due to speedier construction.

Please tell me when last you received demand letr for 3rd and 4th slab.

So we can get an idea about time lag between demands.

          Hey flanker;
MIVAN technology means no brick walls... So if U r an end user U r stuck with the structure and design of the house. U can't even make changes to the electrical points in the house because being RCC It's very difficult to cut through the walls.
The technology is expensive for builders by about 200-500/ sqft for construction, but they can do a slab in 15 days and it is independent of the weather.
So 90% of the payment can be taken away in less than a year. And then these builders take their own sweet time to complete the internal work.
Now let's see how Runwal paces their work!!

Mivan structure ensures that the quality of construction is less dependent on unskilled labour.

I am scared about removal of brick walls, addition of wooden panel walls etc. Whether you realise it or not, even the walls provide support and increase shear strength which is important in a earthquake. In fact, it has been suggested that stilt buildings need to be beefed up with walls/cross beams for this purpose at the stilt level.

MIVAN ensures that some joker 15 storeys below does not ensure a painful death for me just for a bigger bathroom for him/her.

Even without mivan, think thrice before removing walls.
Life is what happens when you are making other plans. Enjoy it

                Hi ,

I am looking at buying a 1 BHK in this project.

There is news about Runwal being unprofessional etc.

This is my first flat and more for investment purpose.

                Would you recommend buying here?

What are the rates currently - i do have a fair idea - but just want to ensure the builder does not overquote.

Also how is the builder in general to deal with?

Any project like this with year of completion 5 years away will have loads of risks and uncertainties. If you want to take all those risks, this project looks good on paper, provided all promises fullfilled. So this project is very much based on individual's risk appetite.
Trust me, we all are just hopeful.

You just need to go by the track record of the builder.
