Brokerage to be Paid at the Time of Registration or Possession?

  • Brokerage to be Paid at the Time of Registration or Possession?

    I have booked a flat at Thane through a broker. The possession is after one year. I would like to know at what stage the brokerage is to be paid? Is it at the time of registration or possession. Or is it paid in installments according to the stage of construction. Requesting you all to let me know.

      Nowadays for under construction projects several brokers don't charge any brokerage from customer for selling builder flats. They get it from builder directly.

      Usually you need to pay brokerage only in resale flats.

      But there are brokers who take from both sides as well. It depends on how you negotiate and the property in question.

        Thanks for your replies. Yes now a days brokerage is not charged but I had agreed for the brokerage because it was an investor flat. So you pay full amount when you sign/ register or keep some amount pending for later payment?

          Yes you need to pay full brokerage amt when you sign the agreement.

            If that is case then you pay brokerage on signing agreement. You may negotiate for paying on registration if it helps you.

              Brokerage to be paid after registeration of the sale deed and if possession is not yet received then ensure that the builder NOC is received by buyer prior to making full payment to the seller or paying the brokerage

                This is the one correct method timing after you ensure about NOC from builder or after registration of deed.

                  Paying of brokerage completely depends on ur negotiation and PR skills..
                  Suggest u pay 50% brokerage at the time of signing of agreement and the balance 50% at the time of posession..

                  Remember that once the broker has taken money from you, he will no longer entertain ur queries and requests..
