    I doubt. There project is so overpriced that it takes overpriced to a whole new level. 4.5 cr for a 3bhk in Vikhroli. For that kind of money you can get a 3bhk in juhu or maybe even Bandra

      For Rs 4.5 Cr you will definitely get an apartment in Juhu or Bandra, but it will be a 2 BHK and not 3 BHK!

    I guess the point was not price, but the demand despite the price! Phase 1 got sold out in a week?

      I guess maybe because the deep pocketed investors in Lodha properties have switched over loyalties to Godrej, thereby helping him launch at astronomical prices..

      It could also be because of investors from the same community who would feel comfortable investing in Godrej irrespective of price, as money is not a constraint for them.

        It is incredible that a reputed brand like Godrej is not responding to the questions raised by contactbrij. Does that mean, they do not have answers to these questions? Or don't they take the forum members seriously apart from using the forum only as a marketing tool? Also as rightly pointed out above, I think, phase 1 was all booked might be because of the 'insiders' who would bank on the brand name and also the fact that such a hype will put pressure on others to consider the project and in turn jack up the prices..??

            The developers have not come out with an answer - so thought I might pitch in with some feedback - the good, bad and ugly

            Will construction start only after ban is removed ?
            Have u got IOD and CC for Phase 1 and 2 ?
            If yes, CC for how many floors ?
            Is there clause for refund of money with interest if construction doesn't start in 6 months time ? - no builder as this clause but godrej met all timelines for godrej platinum. A couple of times they were ahead by a month or two.
            What is possession date to be mentioned in agreement.. If possession not given on agreed date, is there clause for payment of Rent till Possession ? - no but there is a buyback offer normally at simple interest rate of 7-8%
            What is carpet Area as per agreement for 1 BHK and 2 BHK ? - they quote carpet area in the agreement so built up area is just a marketing strategy to match rates with other developers. most buyers get shocked when they see such high psf rates on carpet areas.
            How much is the transfer charges payable for sale of flat before Possession ? - afaik quite high, comparable to other greedy builders
            How much is Parking and Clubhouse charges ? - in godrej platinum, parking was embedded in the psf rate, but while marketing, they show the parking related charges separately. clubhouse charges are quite high and will be decided by godrej properties till mutation is done. after that it is upto the society that is formed.
            How much is monthly maintenance ? How many months/years advance maintenance is reqd to be paid at time of possession ? - afaik, 1-2 years

              As far as the construction ban goes- I thought that is for new projects around the dumping grounds. I would love to know from this forum which builder is the "Best" in this country. I have been through a very reputed builder from Bangalore for a Hyderabad project and have faced a horrific time with them. Please educate me.

                  So you have just received the IOD and not the CC. I hope you are aware that Bombay HC has banned the BMC from issuing CC to new projects in Mumbai.
                  How can you sell flats if you do not even have a basic approval like CC to start construction?

                    Hope other Good and BIG developers follow this.

                    There are lot of confusion over HC Ban on new constriction in Mumbai

                    Some say it is applicable to only New Construction around Dumping Grounds
                    Some say it is applicable to only New Constriction on freehold lands
                    Some say it is applicable to All Under Constriction Projects other than MHADA land or redevelopment of old structure
                    Some say it is applicable to New Projects for which no single CC has been issued by MCGM

                    WHAT IS THE FACT ????????
