      Hi dalvinitin

      I havent opted for Bank Finance..was paying myself without any baggage of Home finance. But cash flow seems to have caved in..and they have sent so called final reminder for payment failing which they shall forfeit EMD and transfer to third party since i had already registered this.

        Since you have gone so ahead (already registered) it makes sense to go for Home loan till you find another buyer.

        Forfeit of EMD and other non refundable incidental costs incurred so far would be much higher than interest you pay on Loan for ~20% of property cost.

        It looks like you have already delayed some due payments and developer must be charging ~18% , had you taken loan even at 12% you would have saved 6%.

          I too have purchased in the The Trees Phase 1 without bank financing and the rapid progress of construction did upset cash flows. Fortunately the buoyant stock market has helped. This is their flagship project and it is worth exploring all avenues to see if you can manage the balance payouts even if it means taking a partial withdrawal of your employee provident fund or public provident fund.

            Thanks Guys..they are charging 15% p.a on outstanding.. have delayed the first of 3 mosntrous milestone which makes up 30% of agreement valueI ..ANyhow, have decided to go for atleast 50% of amount as mentioned in contract..after which they shall allow third party transfer. Hopefully should be able to get some appreciation by that time..fingers crossed. is there no way where we can challenge the EMD forfeit of 30%.

                Hang in there and things will turn out to be better after Phase 3 launch..

                  I booked in phase 1 and i got a call from my RM last week that they plan to handover flats by next year Sep/Oct 2018 subject to OC. Did anyone else also get the same revert? Though the aggressive schedule has upset my cash flows but I am extremely happy with this as never have I seen a builder giving delivery 1 year before scheduled completion. Hopefully the property turns out to be an exceptional place to live as promised by Godrej

                    Tie-up with Taj for Hotel...

                    MUMBAI: Godrej Properties has partnered with Taj Hotels Palaces Resorts Safaris to develop a Taj brand hotel at its project, The Trees, in Vikhroli suburb of Mumbai.

                    The Taj at The Trees will offer around 150 guest rooms and suites along with dining, entertainment, and conferencing facilities, the developer said in a release.

                    “We are thrilled to partner with Taj to create a luxury hotel at our flagship project. Our endeavour is to make The Trees India’s most exciting mixed-use development and this partnership is an important milestone towards that goal. We look forward to working closely with the Taj team to create a landmark hotel,” said Pirojsha Godrej, Executive Chairman, Godrej Properties.

                    The Trees, a mixed-use development contains a commercial precinct spread over 9.4 acres, which houses Godrej One, the Godrej Group’s global headquarters.

                    The private luxury residential precinct spread across 6.7 acres will house a community of residential buildings with private parks and a clubhouse facility.
                    The central mixed use precinct, spread over 9.2 acres, will comprise of a Taj hotel, a luxury residential project named Godrej Origins, cultural buildings, and a high street retail court.

                    “We are very pleased to be associated with a group like Godrej, which is synonymous with trust, integrity and quality. We share their commitment of sustainable development and we look forward to bringing world-class hospitality to this great location,” said Rakesh Sarna, MD and CEO, Taj Hotels Palaces Resorts Safaris.

                    The Godrej Group’s landholdings in Vikhroli include a privately-controlled mangrove reserve that is five times the size of London’s famed Hyde Park. Vikhroli is well connected to all of Mumbai’s major transit points and business hubs. The Trees is located just off the Eastern Express Highway and offers connectivity to BKC through the Santacruz Link Road (SCLR) in just 15 minutes and to Fort through the Eastern Freeway in 30 minutes.

                      I just want to add my two cents to this news. Having a hospital and a Hotel will not necessarily add significantly to the high premium pricing. Check an area like Parel and Lower Parel. It was supposed to be the new development zone 15 years ago. today is is just a congested mass without much price appreciation. Both parel and lower parel have a 5 star hotel. Godrej is charging super premium for timely delivery and yes construction quality but pls note all houses will have train track sounds. I spoke to residents of Godrej Platinum and even after keeping windows closed some noise of train comes in still.
