    For new constructions, the apartments base price will be reduced to reflect the ITC. I believe, there will not be a separate head to depict ITC in the papers.

    Best way is to check with GPL if the Apartment Base Value does consider the effect of ITC.

      Hi folks..Received the 12th Slab Milestone (Phase 2) with 18% GST (CGST+SGST) which is around Rs 78,152 additional than the Cost sheet for same milestone. Has anyone else been notified of same..if yes whats the way forward on agreement value.

        It should be 66.67% of 18% which equates to 12% GST. Is this correct. I believe someone had already posted this on this forum with this breakup

          Anyone bought a 3 bhk in trees the bigger ones. What was the total cost of the flat? Which one is better mangrove facing or the other.side?

              Is it true that out of total 34acress of Trees, around 9acres will be handed over to MCGM and will be open to public access....

              As quoted in their allotment/agreement letter on Rera website..
              "Out of the area of the Land, an area approx. admeasuring 35,608.79 square meters is reserved as amenity space, D.P. road and parking (“Reserved Space”), and is required to be handed over to MCGM for any public purpose use as may be determined by MCGM and in future complaint in this regard shall not be entertained by MCGM;

              ii. the Developer is required to grant to MCGM a permanent right of way to access the said Amenity Space and in future complaint/objection in this regard shall not be entertained by MCGM;

              iii. the proposed development is deficient in segregating distance and in future complaint in this regard shall not be entertained by MCGM; iv. development of neighboring land by its owner may result in open space deficiency and no complaint, in future, in this regard shall be entertained by MCGM."

              Any idea about this ?

                They have sent the revised cost sheet with allotment letter without taking into account any input tax credit. Thus the total tax had to be borne by the buyer. The flat cost has increased by Rs. 15 lakh.

                Would like to cancel and get the refund of entire amount. Any legal advice pls. Also, to whom we can file a complaint for Rera. They are simply threatening to forfeit the money paid in the letter.

                My mistake of going with Godrej brand name, they are now coming across as the biggest cheat, could anybody advice on what is to be done pls.

                The construction of the origins has not even started yet, and hence they definitely could have accounted for input tax credit which they have blatantly pocketed now. They are a listed company and I am sure have army of lawyers to protect them from any legal misdeeds they are doing openly.

                Request some senior member to advice pls. Can post the earlier and revised cost sheet here for any doubts.

                Request Godrej Properties godrejtrees godrej to please clarify...is this 9acres located with the 34acres layout....public garden and amenities with public access within the layout will create serious privacy issues...the buyers haven't paid premium for this...also does anyone has the overall layout of the 34acres ?

                  hi itushar doing cancellation & getting refund "entire" amount is not an option. They will forfeit 20% of Agreement value which is a big sum than the additional tax you mentioned.Nevertheless the ITC should be made clear by them to the buyers.

                    They havent mentioned ITC anywhere. If I post the cost sheet here pre and post GST you will be surprised to see, they have simply changed the early tax rate with new tax rate and have increased the cost. On my earlier conversations, they were telling that we will ensure there is no increase in price for buyers and thus any discussion on phone is of little value when you receive such letter. I have requested them to provide ITC details on mail, lets see if they respond.
