    Lot of discussions on risks to be recognised for under construction is posted on other projects. Basically, investing in RE at the current rates itself is fraught with risk, while the location is okey, there is not surety of any appreciation. The following is in addition to be borne by the investor -

    - Possession delay and in some extent there being no timeline at all
    - Risk of builder going default; cash flow is very tight in this sector now
    - Loan burden; credit locked in
    - Increased tension, blood pressure, acidity

    Even in ready to move, negotiate hard, atleast 25-30% on the quoted price and see where it goes - all said its the buyer's call and wisdom

    Hi rsrsin; You seem to have information on the builder and the ongoing project details. As you stated there is a delay in the possession date. Any info on the DOP?

    rsrsin; is it advisable to invest in the project now or give it some time for all problems to sort out? Could you share your experience about the builder ?

    Pl each buyer has to do their full due diligence and these forums are just to give info/data towards the same. HDIL has multiple projects running, info available on net and their site & as with any under construction - no builder will guarantee possession date, compensation on delay or refund of full amount immediately with interest upon cancellation.
