DDA Flat Allotments: Will Rates Be Revised In Vasant Kunj, Delhi?

    And also if u see it as investment purpose say for 10 year .. Kya woh 90 lacs ya lig flat ab multifold return de payega kyaa woh 4 crore ka ho jayega ? ..
    Us flat ki halat bigdegi hi due to depriciation ..
    aur toh aur kya woh 2.3 crore wala floor 12 ya 15 crore ka ho jayega ? ..
    But han if u have villa of same rate say 80-90 lacs or a plot in delhi -NCR ..
    There is a verr high chance that your plot/villa would give multifold return for sure ..

      2 bhk LIG has very low space for even a 5 member family ..
      Suppose u have 2 sons they both would get marraied in 5,6 years then u have arrange for another flat minimum 2bhk ..
      Tab tak property delhi ki bombay ke rate pohanch jayegi kya khareed paoge tab ..
      the answer is no ,
      So as a conclusion. One should always buy a property keeping the future requirements in mind ..

        There is no comparison between dwarka and vasant kunj. The facilities and crowd is what matters. Please see the class of Malls, hospitals and schools in this location.
        This is the reason for good people living in LIG in Vasant Kunj rather than going to Dwarka.

        Almost 90% of people here will renovate there DDA flats that they are much better than big apartments anywhere in delhi.

        the LIG flats i saw in vk were of 550 sq ft to 630 sq ft. the newly allotted ones. i agree that the locality of vk is better than dwarka. but only investors would buy an LIG in vk which is costing 80 lakhs. a middle class end user like me...even if its a small family of 4 members, i can not live in an LIG flat. does not matter where it is. i will search for a bigger flat. the max i can get in my budget of 80 lakhs. obviously location and facilities are priority but would i compromise so much for vasant kunj when i can get a 2 bhk in dwarka which is also a decent place to live. i agree its not like vk but its not that bad. or i can go to gurgaon.

          even if the price increases, i really wonder would a genuine end user ever buy that flat? i don't see any reason why. a rich end user can buy a 3 bhk. LIG is small for a family. and spending 80 lakhs for LIG...i really do not understand. some one please enlighten me

            exactly. plots ke rate 10 lakh persqyd tak samjh ate hain. Delhi ke areas mein. Fir bi ...
            But. Agar future mein ek lig ( lower income grade) flat agar 2.5-3 cr mein milega toh koi sarfira buyer hi khareedega inhe ..

            And also LIG vasan kunj mein ho ya rohini mein ( woh LIG hi kehlayega means "lower income group"..
            Aur villa delhi mein ho ya NCR ke kisi bi part mein. Uski shan villa wali hi Hogi

              money printing is not the reason of RE prices going up. in US and Australia RE prices have crashed 30-50% from their highs even in presence of money printing.

                Wish...people in IREF see trends aorund the world...somehow there is an ostrich behaviour to ignore the trends...we might be 4-5 years from carsh...but so say it cant happen is plain hope not facts

                  bhai. Amercia mein. recession aya in real estate uske reason the. Ek hi property pr 5-5 baar loan liya gya tha price inflate hue . Bank ne un inflated prices pr bi loan de diye bina repayment ability ko dekhe ..
                  Akhir mein real estate price fall krne. Lage ..
                  Ab manlo 1cr ka kisi ne property ke against loan lia uska price 10 lakh eh gya aise mein wahan ke logon ne loan repay krne se mana krdia and bank jab woh property beechne nikle toh pata chal 80-90% value erode ho chuki ..
                  This is what we call "subprime crisis " ..

                  But aisa india mein kbi ni ho sakta because
                  India mein 70-80% tak black money componenet involved hota hai ..
                  Property hogi 10 crore ki toh dikhayi 1.5-2cr ki jati hai ..
                  Banda yahan kuch bi krta hai pr bohat bade loss mein property beechne ko tayar nhi ..

                    friends, is there any one who thinks a LIG in vasant makes sense? People do buy it but i guess only investors. I saw the negative points...now any positive Points for vk lig?
