      the premium is artificial. There is no buyer at high premium - just hype. Prices may fall sooner than expected

          sir, i was talking about the real on table deal ...real premium...at least for now.
          i want views of seniors here about vasant kunj specially LIG (which is in my budget). what are the future prospects of LIG in vasant kunj.

          Pros:
          1.) Good Location
          2.) Brand Name which is important for at least few people.
          3.) Good premium till now.
          4.) Nelson Mandela road of vasant kunj will hopefully get linked to MG road in gurgaon. Old project...if only gov start working on it some day.
          5.) Good schools near by - dps, vasant valley
          6.) Already developed area. in case of drop in real estate prices, area would hopefully recover sooner.

          Cons:
          1.) Its an LIG
          2.) Water problem in area
          3.) High cost - around 70 lakhs for LIG - why any would buy an LIG for this big amount?
          4.) Rent around 15k - why would one pay 15k for LIG?

          I am a novice and looking for good guidance from seniors in the forum. I want to buy one LIG in vasant kunj but get confused due to the above pros and cons. Need your help guys.

            Please do not get confused..... Just go and check with dealer how soon a property in Vsant Kunj gets sold out...... People simply want to live there.
            According to me there is no water problem there. Electricity is never a concern.
            When you buy this flat, just put it on sale after 1 month in 80 laks and you'll see the difference.

            I'm saying this from my own experience. I had my own flat .....surveyed the market saw that last deal was done in Rs X I asked X+30 lakhs for 3 BHK 1st floor and got the bayana within 1 week and deal was completed within a month.

              This is becauset majority of IREF members are young and internet savy .... but the actual buyers of real estate in south delhi either do not have time to visit this site or have never accessed.

                if it was a 2 bhk or 3 bhk i would have gone ahead blindly. hesitating only because its an LIG.

                  masque bhaiji i dont think koi purani soch ka bhi jiske pass 90lakhs ya 1 crore honge woh ek aise flat mein rhega jo DDA ne ek zamane mein gareeb logon ke liye banaye the taki unke apne ghar ka sapna pura ho sake that is why these are called LIG flats ( lower income group) in types ke flat mein rehna. Konsa status symbol kehlayega ?? dont take it personally anyone but itne bade toh aajkal servant room hote hain achi socities mein ..

                    Is LIG se better i would say ke kisi ke pass 1 crore hain toh use bank FD hi kra do 10 lakh rupee interest ayega .. 30-40,000 rent dekar gurgaon mein kisi shandar villa mein rho baki bache 6,7 lac annually se jewellery , gadi , holidays , shadi ke liye paisa , bachon ke future ke liye paisa yeh sab krlo .. Aur ek luxurious life jiyo ..
