    Hi Guys,

    Can somebody throw some light on current / expected commercial projects in North West delhi ? I

    I am looking at about 1000 sq feet area for office purpose for self use in any new / current projects in Pitampura / rohini

    Zorin, you can look at Wedding Mall in Pitampura. Agreed its going through very bad times but it won't be a bad option from Office perspective. Rates are rock-bottom, impossible to get in whole of Delhi. Even I am having a small investment there. Aggarwal Movers and Packers have bought 8500 sq.feet on top-most floor of late and are developing their Corporate office here. Marigold too is making a banquet hall on GF. I think this is the right time to get into it.

        you can book office in Emaar MGF in shalimar bagh..they will be completing the mall soon

            2nd Floor should be good for office, u can get it at 9.5-10k/psf Super Area with 67% loading.

              1 CR for 1000 sq feet... effective 670 sq feet, for this location ... ???

              Not worth, I guess ... no buses, no metro, no auto riskshaws, no market nearby, if we need anything nearest market is not at walking distance ... no supposting infra nearby...

              Lots of operational problems to think of, no wonder its lying vacant !

              And its not cheap either, 1 cr is huge...

                how about the commercials next to kali mandir on outer ring road. Ring road mall has decent office occupancy and has bikanerwala on ground floor. There's gold's gym on top floor but it's moving to managalam paradise mall next door. I have no idea of the prices

                there are a lot of malls lying empty in pitampura e.g. vardhman premium mall opposite kali mandir.

                  Amitau, vardhman will pick up, sooner or later, as it has good location and connectivity. It is bang on outer ring road and has supporting transport infra in place. Any idea what are the going rates there ?

                    For office nothing beats Netaji Subhash Place in North West Delhi. Bang on ring road and metro right in front. So connectivity is not an issue and most buildings have good occupancy.

                    Last year rates were 14000-15500 psf for office space in buildings that are freehold and where registry is happening. I'm not sure about current rates. Loading is around 69% in many buildings in this area.

                    There are some buildings in this area that are not freehold and are best avoided even if they are cheaper. Also, buildings (like Omaxe) that are right next to cremation ground may be avoided as well.
