I have 3 BHK in Omaxe Height, Faridabad . I wish 2 know senior members advise if it is better to hold this flat or sell it & invest in other projects. I am confused on this & will appreciate early response. :bab (26):

    People have really made good money from these. I am not mistaken, bought 2 bhk around 21-23 L all inclusive in 2006-07 and not making 55, a good profit of 30 L.
    6 years, 150% profit (though this is low base growth rate but even in absolute sense). AI price of 2000 in 2006-07 and 4500 AI in 2012-13. Its healthy jump of 2500 PSF. Isn't it matching Gurgaon or marginally lower than GGN

  • One who bought in Jan 2011 at 4 Lac Premium and sold in Oct 2012 at 30 lac premium(double in 20 months), has got better returns then, one would make in Gurgaon, in addition, this is an RTM too, means no risk.

    Omaxe is an investor friendly(not that much end user) company, almost 90% of its projects in Faridabad got good appreciation, because of prime land location and good political link with Huda and HOODA. Sec-79 will see a huge appreciation in next one year. Sec-79 has financial JV of Omaxe and RPS, and in addition there is a JV with good political leader. One should always get's amazed, how Omaxe get's its paperwork and NOC gets easily from Govt, given handover in OH, of 3BHK's, just after applying the OC, still some of paper work is missing, but due to strong political links, it sent offer of possession. I am sure in April 2013, it would get the completion certificate for its OH project.

    Sir, 4 BHKS are still under construction. :) :)

  • Thanks for giving the info on the resale rates, also please provide info on since when has omaxe started offering possession of 3bhk and has omaxe got registration also done for these 3BHK flats. Thanks

    Since March 21, 2012, and still going on. No registry happened for 3BHK's in last 9 months, it will not happen in this financial year. You may expect it to happen when all 3BHK handover done, probably by April 2013

  • OH 4 BHK floor plan is straight lift from OSV. Check website. It will take at least 1.5-2 years before possession (Miketest can testify by looking at the work as he stays in OH).

    The work should have reached 3rd or 4th storey. Have been out of city for 2 weeks now so do not know abt the latest developments.

  • it will be more than an year. The reason is paperwork incomplete to get the registry. Paper work would complete in a lot when all 3BHK's possession over in next 2-3 months.
