    What is better -- plot in bptp / plot in sec 65 / flats ?

    Given that time frame is 5+ years ...

    BPTP plot (250 sq yd) in sec 85 around 75L - 85L
    Huda plot (250 sq yd) in sec 64-65 is around 90L
    Omaxe heights 2bhk FLat is around 45 Lkhs ?
    Independent Floor (eg: Park 81) is around 60Lkhs
    Villas around 1 crore

    Do you think that Faridabad will follow Gurgaon culture and prefer flats over plots/independent houses ?

    What might be a better investment (wrt ROI) amongst these ?

    Hi,
    I think sector 85 is better location than sector 65,moreover i feel huda(sec 64,65) and bptp sectors will be at par ..
    I feel generally Faridabad people have a tendency to look for plots over flats,,
    But if Greater faridabad comes up nicely after all infra is there then i am sure flats are also good from both end user and investor point of view..

      Have you heard about residential plots in Surya Nagar, Sector 91, Faridabad that come under MCF. How does this area fare for an Investment or Resdential opportunity in terms of development with a time horizon of 2 to 3 years. Anyone aware about that are kindly advice.

          I think they both will be ok. You wont go wrong with either of them but i prefer sector 64,65 because metro will directly reach here in 4-5 years.

            The plot size I am looking for is 250 sqyd 36000, is it overpriced and do you see a scope of appreciation 3 years down the line?

              If this is for investment only in PLOTs, and with holding capacity for 3Yrs Plus go for BPTP Plots. Parkland current prices for your budget and size would fetch you the best of the locations in the township. BPTP is about 5-10min from YMCA chowk proposed metro station and 5-10 min from existing HUDA sectors commanding 1L+ psy providing huge upside potential.

              Only negative is BPTP itself.. Check sheet "Homes from hell" on the link on projects in Faridabad

              If basic amenities of water, electricity and sewerage come in place, can also look at this property for own use. Metro beyond YMCA will take some time though and honestly 36000psy for Surya Nagar looks too high at the moment.
