Faridabad Development Plan Master Plan 2031

    now huda have to seriously work on development project across Greater Faridabad to ensure the investors that they can buy in new faridabad but land acquisition is a big Q for new sectors as bptp and Huda has acquired land in some lacs in current sectors of G faridabad how can they sell if they acquired land in high rates i think second yamuna express way is in pipeline and Delhi Ncr should be ready for a new slow down. and DDA is also thinking to create 5 new DWARKA in delhi new zones . rent in whole Delhi is going down because of availability and connectivity with satellite town of Delhi .
    time to put money in Govt bonds.

        my concern is all govt are focusing on new residential areas and what about those flats which are still vacate . even EWS flats built by govt in sector 62 and 57 are 50 % vacate, more than 30 % of flats in noida are locked. even in Dwarka there are some societies where no one is living . builders in delhi are making floors, floors and floors without proper layout and ventilation itne bande kha se ayenge there are more than 10 lac flats are coming in Noida ,G Noida , Noida Ext , Gaziabad and on Yamuna expressway. where are the basic requirements of living , now DDA is also planing for 5 new residential Zones in delhi but what about the 1000 colonies which have cleared by Govt of NCT who will give all basic facilities there are many colonies in delhi where only 30-35 % peoples have made a structure and rest 65-70 % land is vacated.
        now the Q is that where are we going
        1 can market crash further as the supply is much more ?
        2 builders are offering as much as 20 % brokerage but not want to reduce the basic sale price ?

        i say Yamuna expressway because govt is not acquiring land forcefully and authority is buying below market price who want to sell can sell and who don't want he can keep its land .this process has delayed the all development in this area .

          फरीदाबाद-नोएडा मार्ग पर बनेंगे दो गोल्फ कोर्स
          बिजेंद्र बंसल, फरीदाबाद : फरीदाबाद जिला के लिए मंजूर हुए विकास योजना प्रारूप 2031 (मास्टर प्लान 2031) में दो अंतरराष्ट्रीय स्तर के गोल्फ कोर्स भी बनेंगे। मुख्यमंत्री की अध्यक्षता वाली उच्च स्तरीय कमेटी ने सोमवार को चंडीगढ़ में मास्टर प्लान को मंजूरी देते समय इसके लिए एक हजार एकड़ जमीन की प्रस्तावना को अंतिम रूप दिया। पांच-पांच सौ एकड़ जमीन पर दो गोल्फ कोर्स 18 होल वाले होंगे। ये गोल्फ कोर्स फरीदाबाद से नोएडा को जोड़ने वाले मार्ग पर बनेंगे।
          जमीन के बढ़ जाएंगे भाव
          गोल्फ कोर्स के लिए एक हजार एकड़ जमीन फरीदाबाद से नोएडा के प्रस्तावित मार्ग पर चिन्हित की गई है। ये सेक्टर-93,93ए,96,96ए के साथ गांव लालपुर से नचौली राजस्व संपदा क्षेत्र की जमीन पर बनेंगे। ऐसा माना जा रहा है कि इससे यहां की जमीन के भाव में भी बढ़ोतरी हो जाएगी।
          अंतरराष्ट्रीय स्तर पर बनेगी पहचान
          मास्टर प्लान 2031 में दो गोल्फ कोर्स की जगह चिन्हित किए जाने से ग्रेटर फरीदाबाद की पहचान अंतरराष्ट्रीय स्तर पर होगी। गोल्फ कोर्स जहां बनते हैं वहां का पर्यावरण भी साफ शुद्ध रहता है इसलिए उस क्षेत्र का महत्व भी बढ़ जाता है। चूंकि गोल्फ की यह जगह फरीदाबाद से नोएडा को लिंक करने वाले मार्ग पर चिन्हित हुई है इसलिए हम मानते हैं कि इससे शहर की पहचान को चार चांद लगेंगे।

          हुडा भी विकसित करेगा सेक्टर
          हरियाणा शहरी विकास प्राधिकरण (हुडा) भी दस रिहायशी और दो वाणिज्यिक सेक्टर विकसित करेगा। वाणिज्यिक सेक्टरों में सेक्टर नंबर 100 और 117ए शामिल हैं। मास्टर प्लान 2031 में सबसे खास यह है कि इसके प्रत्येक सेक्टर में जनउपयोगी कार्यो के लिए जगह अलग से छोड़ी गई है। इससे किसी भी सेक्टर को जनउपयोगी कार्यो कार्यो के लिए दूसरे सेक्टर पर निर्भर नहीं होना पड़ेगा।

              adiThe way golf courses are getting made these days it seems Golf is more popular than Cricket in India, jaha dekho golf courses around - do so many people really play golf in india ? or is it just a gimmick ?

              i am really amused to see GCs though i never played golf myself .... itne ne india me cricket stadium bhi nahi hai bhaiyon

                although I agree that if maintained propery (they generally are) they provide really good views and keep the neighbouring environment pollution free.

                  Faridabad is not Rohtak. Here Master Plan of 1991 is not implemented till now. No development in sector 75 to 89 by HUDA except issuance of some tenders for road work, sewerage and storm water. Work only Agra Canal started till now. Nobody knows when work on Gurgaon Canal will start. No one dare to ask the contractor to start the work. Without bridge on Gurgaon Canal all expenditure incurred by the HUDA on construction of bridge on Agra Canal will go to waste. Why Irrigation Department have not yet started the work whereas in my opinion they have no work to execute. Master Plan of 2031 will be implemented in 2081 when non of us will be alive. It will be useful for our great grand son.

                    Yogesh, just like onion hoarding there is a house (or plot) hoarding going on . One house to live and one for investment is the minimum which even middle class is aiming at. Leave aside politicians. Shiela dixit alone has about 200 flats in NCR.

                    Someone will come from somewhere who will be willing to pay a higher price - this is the theme.
