My broker has sent me the COST SHEET OF PIYUSH HEIGHTS SEC 89, 2 BR 1164 SQFT FARIDABAD

THE PROPERTY IS AVAILABLE IN RESALE
PROJECT IS UNDER CONSTRUCTION

The approx asked price is about 22 lakhs.

Please suggest if this is a feasible buy.

  • This is a good opportunity for you to buy a flat in Sec-89 Piyush Heights, Fardibad, coz. all the flats have already been booked and the booking is closed now.. I would like to tell you that this project is so late but is the best amongst all the similar projects in Sec-89. Construction is on full swing and they would be giving possession in 2010 - Oct.. Earlier there was no premium on this but currently there is a premium of about 2-3 lacks which is expected to be near about 10-lacks in next few months coz. the highway is passing nearby, badarpur flyover is almost done, road widining work will be started soon.. Sec-89 in Faridabad is going to rock in 2010....There is a good potential in this area and it will be developed as a high profile residency in very near future.

  • Sector 89 is highly dependent on FNG Expressway and there are contradictory reports about that road.

    All projects of Sector 89 which includes Ferrous Floors as well facing the same fate, so once sector road's work starts in Sector 89 even if FNG expressway does not happen the premiums would rise.

    I feel even sector 89 would become livable in less than 18 months.

    As the builders are offering possession families have started moving in as most of them are end users and with rising interest rates servicing emi as well as rent becomes real pain for most of the people who are in job.

    We Indians are known to compromise with any situation thus once Ferrous, SRS, RPS, Piyush or any of these offer possession believe me the population will start flowing in with a steady pace.

    So, if you are looking for something for your end use and ready to adjust for atleast one year in terms of some amenities you would not regret your decision of moving to Greater Faridabad as the savings would not less than 10 lakhs in any comparable projects in G Noida, Manesar or some remote area of Sonepat.

  • If someone have patience of at least 2-3 years then greater Faridabad would work for them. But as Rohit said - it is not a bad investment at all looking at how cheap the rates are.

    Some of the projects close to possession are BPTP princess park, Omaxe Height, RPS Savana, Piyush Heights, Puri Prayanam etc. Pick where ever you are getting a good deal and stick with it and things would work out fine after couple of years.

  • Yes, everything is going fine with Piyush Heights and few of the towers are close to possession within next 4-6 months. Piyush heights have appreciated in this belt, like all other projects that are close to possession. Stick with it for now...

  • Is anyone aware if it is easy to sell Piyush Heights apartment and at what price. When I saw these apartments 5 months back it appeared to me that the towers are extremely close to eachother and it might get claustrophic :( I am therefore thinking if I can sell this apartment and buy somewhere else :(

  • Try some RE websites where you can put an ad for your property. You should be able to get a decent premium as it is close to possession.

    3] Whether to keep invested or not

Issue is in case if this project would have been in Gurgaon might be the situation would have been different. But in Neharpar, be it a big builder or a small one they are giving hard time to their investors.

    6] Any other important aspect : Future will be Good, Coz its the cheapest property in NCR and possession due in next 6 months.

    This is purely my POV.

  • Piyush heights is doing fine so far. Construction is somewhat delayed, but I guess that is there for almost all the projects. Structure of all the towers are completed and most of the interior, plumbing, plaster work is also done for few of the towers. Builder is small so you can get units at slightly discounted price as compared with other builders in NP.

    But I guess, they will be the very few of all the builders to give possession in neharpar...
    Moreover, with Puri in sector 84, price is set to see North in coming years...
    Advantage for this project would be road...this sector is at the intersection of road coming from Delhi and Noida...
    And the authorities have already taken possession of the land to built Master road

    And the kind of pressure GFWA is putting on the authorities lately, there is a hope of a better development which would have been negative otherwise.

    Had a word with the sales team from Piyush...

    Company sold few 2 BHKs 6 months ago 2200/- , right now there are no inventory with the company.
    You can try for resale...
    The possession will start from June-July for 3 BHKs and by December they will start the possession for 2 BHKs...
    And lately the construction have picked up pace...And as Omaxe commanded a premium after possession hopefully this project will follow the same.
    Another reason is most of the people here are end users....as Investors went for big brand names like BPTP and others...
    So we may see people moving in after possession of the flats...and as there will be more habitation and people putting pressure on the management(which they know very well), we may see the success for this project.

    Please check/Compare all the aspects and other projects also in the vicinity before taking a call...
