Hi

I want to buy a 250 sq. yard plot in BPTP sector - 85, Faridabad for personal use. Can any body tell me that how much time this area will take to develop so that I can build on it? I have also heard that EDC & IDC has been increased by Rs. 1100/- per sq. yard which was before Rs. 1470/- per sq. yard. So should I invest or not? Please suggest.

    Biggest plus with registry is mental and financial security with title of property in your name..

    Negativity is due to unethical dealing and lack of transparency in accounting of BPTP, else area has no problem and will be much sought after once habitation/outer infra comes up. Most plots are easily connected to BPTP bridge as sector roads are largely in place (except for a few patches).

    Please bear in mind
    -apart from BSP and premium, other expenses are about 4500-5K psy
    -Monthly maintenance is 3.25 psy.
    -3yrs non construction penalty clause, post registry applicable.

    View the plot location physically
    - should not have high tension wire over it
    - Not near any Group Housing (peering all day long once inhabited)
    - Should not be low lying and plot should be at road level.

    Habitation currently is ZERO.
    Though rates of flats/villas/floors of different projects have increased plot rates have been stagnant over the last 2 years.

    Thanks blessu for your quick and valuable feedback. But thats what i dont understand when registry has also started than also plot rates are not going up compared to flats. Also i was told by a broker that i can get loan as well on these plots. Do you think these plots will give decent return within next 3-4 yrs?

    I have some 50-60L at disposal which i want to invest in faridabad.Please advice me according to my requirements-
    1.I want investment in plots
    2.It will be for pure investment purpose no end user here
    3.Plot should be freehold and registery is to be done
    4.Gated plots /Huda plots favourable
    5.Nearness to delhi is also a favourable factor
    6.If location good size not an issue

    if u want a good location plot then 60 lacs is not enough ( registry case and good location ) u can get a 160 sq yard plot in sector 62 , 64 and 65

    Good suggestion. I may not be conversant with that area, but from your earlier posts, I gather, it has some habitation and is close to the new bye pass. (Right?)

    But thats not close to delhi.

    When do you think BPTP plots will get inhabited now that three schools are likely to start (I think).

  • I am planning to buy a plot in neharpar area.
    From various other forums I can collect following components (apart from BSP):
    1) EDC/IDC : 2845 (per sq yard)
    2) Some Sewage charges : (995 per Sq yard)

    Please tell me if this is correct or are there more charges?

  • Someone can please provide existing rates in e-block for 500yards: including everything, edc/eedc/idc/etc... i purchased a property 3 yrs back... just want to know where my investment stands.

    Please also share if you have idea on possession dates... have any people started building their homes in parklands.... what is future like?

    SHould i stick to this investment or exit... i came to know road on 85-88, which is near to e-block, is under development on very fast pace... expert advices pls.

    I don't think there will be any significant change in rates. BPTP plots will appreciate but not in near future.

    Still please share current rate figures for e-block - 500 yards.

    Also share what figures i can expect in future, e.g, can i assume
    Rs 40000/yard in end of 2013
    Rs 45000/yard by end of 2014?

    And on possession dates... is area now liveable.
