Hi

I want to buy a 250 sq. yard plot in BPTP sector - 85, Faridabad for personal use. Can any body tell me that how much time this area will take to develop so that I can build on it? I have also heard that EDC & IDC has been increased by Rs. 1100/- per sq. yard which was before Rs. 1470/- per sq. yard. So should I invest or not? Please suggest.

    We had paid 95% of the total cost about 2.5 years ago and there is no progress on the site and BPTP claims that it is not their problem if RE agents' maps don't show the plot. Only one copy of the map in their Gurgaon office seems to have this plot demarcated on paper but no one else knows about the plot. There is certainly nothing on the site.

    Do you suggest that we file FIR? Will that be for criminal charges or financial fraud? Please advise.

  • Hii to all new on dis forum want toknow has anyone got his plot registeres in bptp , coz V R following them from last 3 months & they apways tells us dat ur registry will happen in next 10-15 days so kindly confirm if any one got registry

    yes some owners has started construction in phase 1 u can see 2 under construction property in C block on 24 meter road , one building in B block, 2 buildings in A block. as like in phase 1 u will also find 1 house in R block and a person done digging in a plot in U block as now maps are approving (restart after 2 years) hoping some more dealers will make there offices on there plots and some end users will also make there house.
    i say three years because after master roads and bridges there is no difference in old huda sectors where ongoing rates is about 100000 per sq yard. ya to unka rate kam hoga ya bptp ka badegaa.

    Hi Friends!

    Even I am looking out for a plot in X block. I am feeling that a lot of distress sales are going on. sellers are ready to sell their plots (registry case) even in as much as 50-53 lac total. However, RE agents are playing spoil game. I just wanted to ask which block out of these would be better.

    please tell them in order of best to worse. Additionally I need to clear following points

    1. After how much time I can start the construction once I get the plot registered in my name and what is the maximum period allowed till the the time we can postpone the construction without paying any penalty.
    2.Is there any maintenance fee charged by BPTP for such plots before/after construction . If yes what is the rate
    3. How many floors can be constructed since as far as I know FAR is 1.45 and height is 11 mtrs. Is it same for all blocks
    4. What Additional points should I take care of.
    5. RE agents tell that loan is provided by HDFC and LIC housing , is it true or there is some catch
    6. How much time do u expect in which this area will be habitable (I take it as 5 years) what r ur views.
    7. Are there any problems in X block or any of the above (X, B, G, J)
    8. I see patches of agriculture lands in between plot areas, what are they (except proper villages), I mean sort of unacquired land or the land which is acquired and will be vacated by villagers as people start moving into their constructed plots.

  • U can get in 55 or so there but its real price n can be reached by really smart guy. Dealers won't let go deal to outsider at this price so easy becoz it will impact their investments n tankebaji

    all inclusive price in J block is minimum 60 lacs plus registry and brokerage, and if u want a transfer case then u will get around 59-60 lacs and have to pay around 1 lacs in transfer charges . good plots are still more than 63-70 lacs all inclusive .

    Does this price includes the other charges(EDC basic +enhanced,STP charges etc.)?
    These are dirt low prices.

    yes this is the basic and edc + idc +stp price and registry , transfer and brokerage is extra
    lowest basic price is about 20000 ( for south facing and T point and bad located plots ) means about 50 lacs and edc plus idc and stp , club , another 10 lacs
