Hi

I want to buy a 250 sq. yard plot in BPTP sector - 85, Faridabad for personal use. Can any body tell me that how much time this area will take to develop so that I can build on it? I have also heard that EDC & IDC has been increased by Rs. 1100/- per sq. yard which was before Rs. 1470/- per sq. yard. So should I invest or not? Please suggest.

      What rate would be applicable in this scenario?
      What will be additional expenses like lawyer/typist fee, bribe, any other charges?
      Any suggestions to minimize these overheads....

    forget this increased far as there is no proposal till now in licensed colonies but it can increased in mcf areas. but not more than 175.

    Within this budget I can get plots in X , V , F , G & some pockets of B .
    Which one would be better as brokers do have biased comments.
    Please confirm asap .

    registry will happen at tigaon tehseel court . the applicable circle rate is 20000 per sq yard. other charges are minor and no nead to pay anything as bribe as u are buying a authorized property. they take under tabel if u are going for registry of unauthorized colony.


    bhai galat kamm karnee par hi under tabel paisaa lagta hai .

    Hi,

    I recently underwent same process & I am sharing my observations;
    - X/V block are part of phase-3. These plots are available for lesser price as compared to phase-1/2. Look for high tension wire & other land in these specific blocks.
    - B Block is part of Ph-1. Good location but has got many patches of other land. Also, there are very few options to enter the block due to other land patches.
    - F&G blocks are part of ph-2. Would prefer F block over G block.

    Hi,

    J block is pretty good as compared to other blocks mentioned earlier by you. It has got good number of parks, SCOs & floors. Its also near to master roads & premium projects like pranayam, Grandura etc.

    What rate are you getting in J block?

  • J block is quoted around 75L however I wana get it around 70L . As per brokers in 70L same wud not be possible.
    Thats why I am forced to look at other blocks .
    What about you ? Which block did u finalize and at what rate ?

    If you are getting options in J block for 75 Lac, go for it. I guess, A,C,D & E blocking are being quoted >85 lacs & J block is very near to these.

    I had bought a plot in X BLOCK for 66 lacs four years back when there was no master road & other infrastructure.

    however, even today there is no appreciation in price. Do you think it will make sense to stay invested or exit?
