Hi

I want to buy a 250 sq. yard plot in BPTP sector - 85, Faridabad for personal use. Can any body tell me that how much time this area will take to develop so that I can build on it? I have also heard that EDC & IDC has been increased by Rs. 1100/- per sq. yard which was before Rs. 1470/- per sq. yard. So should I invest or not? Please suggest.

    IN LAST ONE WEEK SEEN TWO DOCUMENTS EXECUTED BY BPTP OF SECTOR 85, BUT THE DETAILS OF LICENCES & DRAWING NO. MENTIONED IS OF SECTOR 75-76.

    ALL THOSE WHO ARE RELIEVED FROM BPTP SHOULD ALSO CHEQUE THE DETAILS MENTIONED IN THEIR CONVEYANCE DEED

    Thanks nitesh_adv for such valuable suggestions & insights! The mistakes that you point out in conveyance deeds, do they seem to be documentation errors or intentional mistakes (anything is not unexpected from BPTP) by BPTP people to delay registration/extract more money?

    I have a plot in Sector 85 which I am waiting to be registered since 2012. All my dues are paid (infact, BPTP has to return me some thousands as per my account, I don't think I will see any of that:() but they give a tentative registration date and never confirm and have been lingering it, typical BPTP.

    Any suggestions, what tactics should I try to get my registration done? I have been emailing them but you know its BPTP. Some recent posts in park 81 thread are scary as they talk about rumors of BPTP selling their office and going bankrupt and so on.
    BPTP getting doomed will not only effect unregistered plots/apts or under-construction properties it will effect the whole greater fbd as so called township will be pretty much deserted/un-developed.

    Reading this took me back to 2006 when I was being convinced by a broker to go for plots..His point was plots to will be handed over in 2-3 years...

    Here in reality it will take 2-3 years after making full payments & that too after doing FIR...

    BPTP..the saga continues...

    Other day I read from your area Crossings Republik, and builder like Ajnara using Bouncers to threaten the residents while allotment of parking space (poor Crossing Republik guys put photos too)

    Its really bad, how builder like BPTP play with laws like Jaipuria in crossings and helpless buyers only do protest march.


    A strong law is need of hour, sadly new Govt also seems not keen to do o this front

    Thanks for your reply! How does one know that a plot is disputed, I do not have any such indications about my plot...Its not near a village land or disputed as far as I know... I got the possession letter from BPTP back in 2012 and I have seen the plot numbered myself.

    I am not in town, so is there any way to get license no. and zonal plan without taking the RTI route? If I understand correctly, license & zonal plan should be for the whole sector (85 in my case), right, atleast for the plots area?

    I do have all the receipts and every doc but if BPTP gets doomed...these docs and receipts would be of little use... indian judicial process can't be relied upon.. atleast on the basis of time it takes in such cases !

    All approved Zonal plans for all licenses of bptp parkland are available on www.bptp-parklands.webs.com

    Alternatively you can file rti of your own, to check latest Zonal plan approvals of all countrywide promoter licences, as available on tcpharyana.gov.in

    As far as legal system is concerned, it may or may not work. My reference was to exact incidences, which worked in about half a dozen cases. If there is any other option available, do keep updating. I am doubly sure that waiting for 2 years and again not doing anything in future, will definitely not help you.

  • Zonal plan for sector 85 is approved vide D.G.TCP DRAWING NO. 3816-ii date I don't know.....file rti seeking whether your plot is approved as per the zonal plan approved by the authority

    I have no doubts in mind about BPTP... they could take 5 more years (if they are still there!) and agree with you totally that there waiting is not the way to go. The only problem is I am out of town and won't be back in NCR until Jan next year... and my father is trying to follow up with BPTP..
    I have registered on the forum you mentioned but can't become a full member until I provide ownership proofs which I don't have access to right now. And the forum pointed to a google group for zonal plans, which is moderated (waiting for acceptance)... thanks again for help much appreciated!

    Various contributors from NCR, other parts of India and NRIs, who are part of the group have contributed with rtis, docs, ideas, valuable proofs, IT support, communication, legal advice, funds, promotion, accounts etc.

    One single buyer or his family members, even if from NCR can't achieve much when dealing with an abominable builder like bptp. However, when commitment and purpose comes along with contribution and experience, a lot becomes achievable.
