Hi

I want to buy a 250 sq. yard plot in BPTP sector - 85, Faridabad for personal use. Can any body tell me that how much time this area will take to develop so that I can build on it? I have also heard that EDC & IDC has been increased by Rs. 1100/- per sq. yard which was before Rs. 1470/- per sq. yard. So should I invest or not? Please suggest.

  • Earlier BPTP had discounted rentals of this Gurgaon Office through Kotak Bank, now seems to have liquidated entire assets of this office in which they shifted a few years back from their Connaught Place office.

    BANGALORE: Southern developer RMZ Corp, backed by Qatar Investment Authority (QIA), is close to buying an IT park owned by BPTP for Rs 800 crore, people directly involved with the matter said.

    The Bangalore-based RMZ is acquiring the 650,000-sq-ft IT park in Phase IV, Gurgaon, built on 4.5 acres and located close to the international airport. The tenant list includes Deloitte and Fidelity, besides offices of BPTP, a developer largely focused on the national capital region (NCR).

    This is the latest in a series of large office space buyouts by marquee global investors who want to create a portfolio of rent-yielding commercial assets in India. And the deal action is shifting to NCR, which boasts of a large technology workforce, after Bangalore and Pune.

    RMZ corporate vice-chairman Manoj Menda and BPTP chairman and MD Kabul Chawla could not be reached for immediate comments, despite repeated calls and text messages.

    "We expect more such transactions to happen as private equity funds and developers look at building their asset base before going for a REIT listing," said Rajeev Bairathi, executive director (north) and head Capital Transaction Group, Knight Frank.

    BPTP can not reach in the next 20 years what other reputed developers like SOBHA developers have achieved long ago in terms of plotted development and row housing..





















    Some of the pictures are township delivered for about 10 years and completed within 30 months.

    On the other hand, BPTP has taken 9 years and there is hardly any development and has maintained the township with broken roads with potholes, footpaths in rumbles, nilgai having access all over, no marking and broken number plates, jung lage bijli ke khambe, no permanent connection, no club, no common amenities and facilities.

    BPTP says, ghar bana ke completion certificate jama karwa do, phir bijli aur sewer ka connection milega.. as if he has got completion certificate for all its projects in greater faridabad, with proper finishing, as per approved plans.

    Only chance is for BPTP Plot owners to come together and wrest maintenance and control of the township from BPTP, work for completion of common amenities and facilities and cause development and maintenance to happen.

    They are better than many developments across the world.

    These are pictures from builders website, while I had and opportunity to visit all in Bangalore.

    Though the pictures are from the website but normally builders photoshop before posting. Trust me, the actuals are MUCH MUCH better and maintenance is amazing, better than some french and italian villas.

    Just made me rue status of BPTP Parklands project, which could have been as good since Parklands is at MUCH open and BETTER location..

    Though some of the project were perfect examples of and Avante Grade projects BUT at a wrong location. Azalea is abutting railway track and next to a PHATTAK which has 60- 70 trains honking per day. Connectivity through a narrow road after crossing phatak. Similarly for Sobha EMERALD with 10s of trains passing every few hours. Except that amazing landscaping, maintenance, club, swimming pool, amenities, well maintained pathways, internal roads, cc tv, bountiful gardens etc..

    Rate.. 1.5-3 Cr per villa ONLY!!!

    Faridabad has been hub of traditional industries and most of industries are in control of baniyas. Bjp is traditionally considered inclined towards baniyas so Faridabad would benefit on the cost of Gurgaon.

  • Nothing will happen to Parklands if people start constructing their plots....as of now approximately 12 plot of 250 Sq. Yards are underconstruction and 1 plot of 350 Sq. Yards...as soon as this number cross 100..I believe their will be flurry of people in parklands..

    The gap between sector 14 and 85 etc would be filled once the bridges are operational.

    Naharpar is going to be one of the most desired place of residence for those who own a four wheeler with a driver.
