Just read a pamphlet of this project by HUDA in Sector 86 opposite Sriram Millennium School. The location seems very good and has good connectivity as well.

Carpet area 486 sqft + 100 sqft balcony
Bedroom: 2 Bedroom + 2 Bathroom
Price : 19.82 lacs (EDC/IDC extra)


Some other details:-
1. The allotment would be by draw held by HUDA.
2 Payment to be made over 3 yrs rather than CLP.
3. Penalty clause applies after 4 yrs from allotment if construction not complete.
4. Booking amount of 1 lacs which would be refundable after 3 months if you don't get the flat in Draw.

    Only one drawback of affordable housing projects is that u cant sell it off post draw or till possession not offered.

    Every broker in Neharpar is aware of this project. I had the pamphlet of it in my Letter box this morning.

    Your points seem to be valid but this is a Affordable housing project open to all (not only BPL) SO I guess the terms might be different about this

  • Analysis of Affordable Housing Project:


    In first go, it came as blessings, flat for 20lacs in Haryana, seems next to impossible, as under 35lacs in Haryana cities is never heard.

    I went to enquire, it's claimed HUDA project later found HUDA approved, but no approval letters available with agents or copies of the same. Though its approved project for sure, but Auric itself seems a new company debut in housing projects.

    19.83lacs is such a catchy figure, that anyday I will go blindly after it, however actual price will be around 24+lacs (as EDC IDC charges additional)

    483sq feet flat for 24 lacs, after 4 years seems still fairer deal, but with Conditions Apply *

    1. Timely construction
    2. Quality of construction



    But some points further for discussion:

    Per sq feet price of the affordable project is approx 4000 per sq feet (which strangely no less than or affordable than any Good projects in vincity who r ready with posession)

    There are two units A and B the difference is 10sq feet in each. Plan B is more desirable and A has very small room sizes.
    The one concern is open kitchen or shall I say kitchenette in the Drawing room, considering size of room itself it will make it quite undesirable.
    Frankly some space is wasted in vestibule, could have been used to make rooms little expandable, but as affordable category hence no complaints.


    It could be good in long term profits investment , 24lacs, and posession after 4 years, if someone looking as end user SRS royal hills and others are better options.

    On lighter note 583sq feet (cost 24lacs delivery after 4 years) I guess for end users or investors too, other projects seems more favourable e.g. Omaxe Heights 1200sq feet and comes at 55 lacs (well occupied, best location, biggest ever room sizes, green areas, club and Reserved Parking) I guess in comparison Omaxe, BPTP, Ozone, puri looks more AFFORDABLE

  • You missed the point that 583 sqft is Carpet area and not Super-area. Had it been a BPTP project, it would have sale area as 1100 sqft at Rs4000 psf.

    So keeping that in mind BSP can be considered around Rs 2200-2400 psf which seems cheap right now.

    The other points raised about builder seems fair.

    I am not sure what's the exact role of HUDA in this project but it seems like the Draw would be held by HUDA itself so we can imagine that HUDA have some share in it

  • BPTP in general quoted for example is generalized statement, let me correct it Bptp Park Princess is only project with such disproportionate ratios and thus FLOP project, that's reason, the same is selling less than than 10lac rupees from next door OH projects.

    Hence junta is not fool......


    Let me take example of Omaxe Heights Heights only 1200sq ft, carpet area is 900+sq ft.....

    I counted price on carpet area itself, minus the factors like Podium, Big Lobby outside 2bhk (16ftX9ft)from lift to entrance (common area) and Parking Space. I guess considering it, even 2bhk Affordable is expensive.

    SRS residency is 1300sq ft, carpet area is 900sq ft , price is 43lacs, I guess Much Much Affordable, isn't it?

    SRS Residency is very poorly located in comparison to this project, it's in Sec86 opposite BPTP Grandeura.

    The Loading that we are talking about is worst in Princess Park at 50% and in general it is between 30-40% in Neharpar.

  • 1165sq ft Omaxe.... 916sq ft carpet area, will surly be less than 30%..... Again 30%loading is across nation..... Apartments cannot be build without free spaces and facilities, I hope super area will remain the concept.

    SRS residency, as of now has come up with excellent location, surrounded by good projects, BPTP plots, Govt housing, bang on master road, Opposite to Educational institution area, just LESS THAN 2minutes DRIVE to BYPASS road (once bridge is ready)


    Wondering...... Auria will come on inner roads, next to village Budhena (the master road is not completed due to divine ashram...... Location would never be so desirable, as village Lal dora zameen already started building village type shops on sec 81 / 86 dividing road.

  • Please find the location of Auria, one can easily see its next to village Budhena (Investment POV) its always seen as Undesirable....

    2nd it's clearly visible in red line how local village shops will come up in Lal Dora

    Third the blocked Master Road towards divine ashram....


    Thus my friend nothing so Excellent in terms of location. Distance from bypass is same

    Along Budhena incomplete master road, between 81 and 86 with diversions.
    Sri Ram school and bang opposite to it Project Auria..... Next to village.

    Why you are using the name " Auria" in all of your posts?? it's a separate project by RPS group in sector -88.
    The project being discussed, is under affordable scheme of HUDA by "Auric Group", A Jaipur based builder.
