I am starting this new tread since a number of projects in CR are approaching the final 6 months of completion. Mahagaun recently paid penalty cheques to all the owners in Mascot for any delay .

Dumping ground issue is out of Dundaheda now and this has come in several news papers now .
NH 24 widening is sanctioned and tender is floated.Does any one have any thing to add .

I am an owner in Mahagun mascot project and am an end user. Would like to see a useful flow in information in this thread for the benefit of all .

  • Locational advantage - crossings republik

    Site of Mahagun Woods is just adjacent to that of CR. A narrow nullah separates the two. Site of Mahagun Woods is on the double road that leads up to NH24. Development is under progress to connect this part of Noida Extension (NE) with CR.

    Please consider that if one is coming from Noida side to NE, we come across a big round about (just after crossing the newly built Hindon Bridge). Assuming this round about to be a major landmark of NE, CR from this spot is closer to lot many projects of NE itself. Inference is that CR is closer to Noida as compared to many projects (if not all) of NE.

    Further CR has the advantage of being closer to NH24. In my opinion the large number of projects that are coming up in NE and considering the high density of the flats in each of these projects, the population of this area if have to commute to Delhi will have to do only through NH24. If the residents of NE try to commute through Noida, the roads of Noida will choke. Any one must have observed that roads of Noida that are towards the Great India Place (Sector 18) or Indian Oil Building (Sector 1) are narrow as compared to roads built where Flex / Sai Mandir / Fortis is situated. Inference is that CR here will have an advantage over many projects of NE in terms that it is almost bang on NH24.

    Meerut Development Authority (MDA) has planned for an express way between Delhi and Meerut. Also Rapid Rail Transit System (average speed 150 Kms/Hour as compared to 40 Kms/Hour of Delhi Metro) is planned to be aligned to this expressway route. From Nizamuddin Bridge till Meerut the total length of the express way will be 67 Kms. From Nizamuddin Bridge till Delhi border is 8 Kms and is already 16 lanes. From Delhi border to Dasna, 28 Kms will be 14 lanes. CR will fall on this stretch. The tender of this project has already been given to Delhi Integrated Multi Modal Transport System (DIMTS) by the NCR Planning Board. Under this project stations are likely to be constructed at a gap of 4-5 Kms.

    Dumping Ground (DG) as an issue is usually discussed only in connection with CR. If at all it comes up, it also directly impacts NE, Shahberi Village, ABES Engineering College and Ansals Aquapolis. The matter of DG is sub judice at Supreme Court level. As far as my information goes, CR’s resident’s association (CROMA) (the association has members who are all educated, connected and is really strong) has already drawn up some legal plans in the eventuality of Builders losing the battle in SC. Any way you look at it DG is not a Central Park around which all of the development is coming up!!

    Well observed. I think you are the only other one who has noted this. I had told the same to all, long time back. THIS IS A GRAVE SITUATION which most people dont realise. AND not just here similar transmision lines pass through Ramprastha Greens Vaishali(hanging by the balconies). Thats why we didnt book a flat there.
    I also never realised this until I heard of a mishap with these, when one of my relatives had a near charred face(skin turned black) while talking on his cellphone near a high tension line. He spent about 10-15 days in hospital. God forbid it happens to some one else.
    I hope this spreads some knowledge and awareness!!

  • By the way what is the price psf going on in Crossing now a days. One of my friend is very much interested in buying 1100 to 1500 sft apartment if He gets at 2000 to 2300 / sft all inclusive. Is it possible?

    1100 - 1500 sq ft flat, 100% Golf Course Facing (for which living in CR makes sense) are available with only two or three builders. Ajnara has at 21st floor or above. Lower floors all sold out!!

    Gold Coast and Aircon have 100% GC Facing inventories at lower floors at all inclusive price of Rs 3000 / sq ft. (might be negotiable)

    However cheaper properties might also be available with no great views at lower prices. Regards / Mohit

    I am planning to shortlist few projects in NCR regions,so came across Crossing republik.

    Found many projects like Mahagun mascot,Ajnara gen x which are ready to move in.

    Can some senior member provide and advise on the following:
    a)Should I go for CR,as I am looking for end-use for long term.
    b)My office is in sector 63 Noida and budget is max 40..Can stretch upto 45 if reqd,
    so thinking about big size flats like 1750 say in gen x.
    c)What are pros and cons of CR?Is it good to go for end use in CR(best project acc 2 u out of ones present there)
    d)What about the facilities in CR like Shops for Medical,Daily needs, and maids, hospitals,transport...
    e)What ae the current prices and All inclusive prices quoted by the builders as I find the websites outdated.

    I plan to shorlist projects in Noida,GZB(IP,Vaishali,CR) and then will do the footwork to finalize the decision.

    Looking for a prompt and beneficial advise.

  • As far as CR is concerned, it is good if any one got an inclination to live in a golf centric project. Since most of the projects are RTM and almost 1200 + families already residing in there, one can always check out on his own.
    Further, would love to read your thought process about CR and other projects till the time you actually finalize a project...hence keep posting!!

    b) MY OFFICE IS IN SECTOR 63 NOIDA AND BUDGET IS MAX 40..CAN STRETCH UPTO 45 IF REQD SO THINKING ABOUT BIG SIZE FLATS LIKE 1750 SAY IN GEN X: Budget is decent enough, as per Company list price a 1425 sq ft flat bang opposite Golf Course in Ajnara Gen X / Gold Coast will be Rs 2995 / sq ft 4th floor all inclusive. But in my opinion Builders will negotiate if they see a cheque Book in your hands!!
    c) WHAT ARE PROS AND CONS OF CR? Where else you will find Golf Centric property this cheap. Bear in mind that all lower floors in project launched around a year back or earlier than that are all sold out. Clarks Inn Chain of Hotels upcoming project is at advanced stage in CR (opposite Ajnara Gen X)

    f) WHAT ABOUT THE FACILITIES IN CR LIKE SHOPS FOR MEDICAL,DAILY NEEDS, AND MAIDS, HOSPITALS,TRANSPORT: Medical shops – Yes, Daily Needs – Yes, Maids – Yes, Hospitals – will have to depend upon those in Noida, Transport – Should have your own conveyance.
    g) WHAT AE THE CURRENT PRICES AND ALL INCLUSIVE PRICES QUOTED BY THE BUILDERS AS I FIND THE WEBSITES OUTDATED – Phone numbers are on web, you can speak to sales guys.
    Best would be - please do some foot work and share your experiences with us. Further try to get the opinion of the people who are living there...that will give you correct picture...any other thing would be perception.

    These are few of the advantages of CR for sure.

    But I consider you are looking with prospective of end user even its same for investors.

    1. The approach road (only road connecting to NH24 from CR) is very narrow , at times even a single road without dividers. (consider future of the area, with 30% occupancy rate in CR one can imagine the kind of Mess it would be to reach on Nh24 using main entry (ABES college road)....I feel pitty greedy builders didnt even think of it while planning the entire CR.

    2. The Pollution from near by industrial units... I consider it major drawback, one can easliy see smoke emitting chimenys of industrial units just across road (needless to mention Ghaziabad ' industrial belt next to CR)

    3. The contriversial issue of Dumping Ground next to CR... if it comes the prices would fall drastically , even under speculations the prices are not moving up at all ... one can get inventory at the prices of even 2008 easily.

    4. The infrastrcture development, whether GDA will support it like indirapuram, vaishali area (as this township is not developed by GDA) so not sure ...what will happen or eventually it will take time to become the part of Mainstream GDA areas.

    5. Surrounding village areas, 2 sides covered by villages, one side (could be by Dumping ground) just one side left .... facing NH24 and Industries. The area from Hindon river toABES college doenst have decent gentry.

    6.The sewerage treatment plant next to golf course (dundhera village) ... is also one of the points of concern


    The prices are not moving up due to these crucial factors, one can still imagine the area start developing in 2007 onwards and one can get origional booking flats easliy ... thats not surprise but shocking is the prices offered are same or smoewaht near to what they sold in 2007-2008.

    rest all is well with CR , io like the galleria part so much..

    decision is yours friend.

  • Thanks for the input,it seems something i fishy as no price rise since 07-08........yes will do footwork before taking any decision...btw can u advise on some projects near 2 my office...which are rtm/or would be rtm say by june 2013 and are in my budget....preference is 3bhk....builders/aptt's u can advise in Noida/IP.

    Also advise which are the good builders in CR and far from Dumping ground as it is a 350 acre area...Thanks a ton!

    These are the reasons for no apperciation in area......., as investors are the drivers and they do their best to find 'new Murgas' in CR...but still rates are almost similar to 2008 inventry or littel bit higher ... recently it had gone up in may 2011 after NE news but again not much. ....considering CR looks better than Indirapuram. why i used word Murga as .... till 2nd Sept 2011 , when Allahabad High Court decision came on Dumping Ground ... and they have fined the CR builders for delay in Starting Dumping ground .....before that news all forums here claims Dumping Ground HAS GONE ... a long before ...even so called few investors in CR, always used to claim 'Sir DG tou kab ka chala gaya , Galad area mein shift ho gaya etc etc' //// even today they will say ...yeh clearance nahi aya etc , DG will never come etc etc.....

    About Dumping ground, I would like to clear that it has three type of effects
    a. visible pollution (which can be avioded if u take society away from direct DG view.
    b. Air pollution (smell) which spreads in an area ... so none part of CR would be spared from it , if it happens
    c. Ground Water pollution....

    About your requirement, I would like to recomend Indirapurm... try u will get something good ... but in IP aviod Jaipuria, Rajhans, Neho Scottish societies ... rest u can try builder 3BHK will easily come in ur budget

  • Hi.. No matter.. whether DG is covered or open.. its affect is same.. only bad, worse and worst... So if you want to buy here.. take it as a risk factor.

    The approach road is already made 2 lane/ at single side. The other side of two lanes are pending because of small piece of disputed land. CROMA and Crossing Infra is working for that. But overall it would be 4 lane road. Further CR is connected via Shahberi. Moreover another road is propsed to connect to Gaur in NE. I think you should delete this now from your negative list.

    Its NOT at all a problem.. At least I am in Mahagun Mascot which is nearer to the industrial area.. Living since last 6 months but till date not a single issue faced due to industrial area... In fact I bet if you feel anything in air even passing through NH24.

    DG is a single issue as of now... Where price is concerned.. I think CR is only for end users... Only a fool will think to invest and would be fooling another fool to offload their investment full of fool's philosophy.

    GDA has already developed road.. Further apart from the connecting road, everything comes under private township. And I think, we have enough people who can press GDA to take care of HARDLY 1 KM connecting road .. thats it.. Rest power station, internal road etc being maintained by the township.. Please let me know, if anything else is left?

    FAKE .. FAKE... FAKE... Show me any area in Delhi/NCR, where no village is nearby.. and of course it is village.. people like us living there.. what is negative in this.
    Regarding industry, it is at other side of NH24... You are misleading people.

    What do you mean by decent entry... Show me in entire ghaziabad... a decent entry.. from your standar.. Even IP do not have a decent entry????

    STP is common to any township.. Again you are misleading, just check about STP across Delhi, Noida , GZB.. and show me a single problem point due to STP... Note that STP and DG are two different thing... Further STP is a lot safe distance from BOUDARY of the township.
