I am starting this new tread since a number of projects in CR are approaching the final 6 months of completion. Mahagaun recently paid penalty cheques to all the owners in Mascot for any delay .

Dumping ground issue is out of Dundaheda now and this has come in several news papers now .
NH 24 widening is sanctioned and tender is floated.Does any one have any thing to add .

I am an owner in Mahagun mascot project and am an end user. Would like to see a useful flow in information in this thread for the benefit of all .

  • In case of crossings.. the whole township is approved in one go.. So, as per builder completion certificate will be available after all is made.. Yeah agree that the individual builder project should provide the same for their project after it is completely build. In case of Crossing, I don't think any of the builder has completed it to the end.

    Anyway, don't worry for that much.. because Crossing is overall approved.. so no issue of litigation.. and if individual projects goofed up, its a risky affair for the builder.

    Thanks again for coming back with reply. The purpose of occupancy certificate and completion certificate is almost same. AFAIK , the occupancy certificate is given to the owner once the building is completed mentioning that property is ready to occupy.

    I have taken loan from IDBI bank. Builder told me that my original registry paper will be sent to bank and I will get the xerox copy only. I will get my original registry paper from bank only after clearing my loan ie after 13 years. Is it true? If it is true then how will I be sure that it is kept with the bank safely? I mean any kind of document should I receive from bank or from builder?

  • Builder is right .. don't worry for the safety of the documents.. they will be safe with the bank.

    एनएच-24 पर लगने वाले के जाम से लोगों को जल्द राहत मिलने की उम्मीद है। हाइवे को 7 मीटर चौड़ा करने का प्रस्ताव एनएचएआई ने फाइनल कर दिया है। यूपी गेट से डासना तक 21 किलोमीटर के इलाके में हाइवे को चौड़ा किया जाएगा। हाइवे को सिग्नल फ्री बनाने के लिए 5 जगह अंडरपास बनाए जाएंगे। इनमें दो नोएडा में और तीन गाजियाबाद में होंगे। इसके लिए इसी महीने टेंडर जारी किए जाने हैं। प्रोजेक्ट पर कुल 150 करोड़ खर्च होंगे। वहीं, सिटी सेंटर स्टेशन से सेक्टर-62 तक मेट्रो रूट का एलाइनमेंट बदलना तय है। 220 केवीए की हाइटेंशन लाइन के चलते ग्रीन बेल्ट एरिया पर अब मेट्रो ट्रैक नहीं बनाया जाएगा। यह जानकारी मंगलवार को अथॉरिटी में मेट्रो एवं अन्य परियोजनाओं की प्रोग्रेस मीटिंग के बाद अफसरों ने दी।
    मीटिंग में नैशनल हाइवे अथॉरिटी ऑफ इंडिया के अफसरों ने बताया कि एनएच-24 को 4 से 6 लेन बनाने का प्लान फाइनल कर लिया गया है। इसके बाद यूपी गेट से डासना तक के हिस्से के दोनों तरफ 3.5 मीटर एक्स्ट्रा स्पेस मिल सकेगा। 21 किलोमीटर लंबे इस हाइवे में 5 जगहों पर अंडरपास बनाए जाएंगे।
    बिजली डिपार्टमेंट ने बताया कि सेक्टर-32 से 62 तक के मेट्रो रूट पर 220 केवी की हाइटेंशन लाइन के 13 टॉवर खड़े हैं। जिनसे सेक्टर-62 और 20 के बिजली सब स्टेशन जुड़े हैं। टावरों को शिफ्ट करना संभव नहीं है, क्योंकि शिफ्टिंग के दौरान काफी लंबे समय तक दोनों सब स्टेशन से जुड़े इलाकों में बिजली सप्लाई रोकनी पडे़गी। साथ ही बिजली टावर जिस ग्रीन बेल्ट में लगे हैं, वहां घनी आबादी के चलते लाइन के नजदीक में शिफ्ट नहीं किया जा सकता है।

    if it will happen in stipulated time then price of CR will double in two years and It hub sector 62 will be at the distance of 6-8 minutes drive and up gate 15 minutes and Nizamuddin 15 minutes... that means CR is rocking...

    yups ..its fine ..once you take noc from your bank for registry , the bank automatically starts prodding the builder to provide the registry originals after 2-3 months ... most of the banks send you a registry copy along with the copy given by builder ...once you get the copy from bank , be assured that your originals have safely come to the bank ... but in any case call your bank after 1 month of registry and confirm if they have got the original registry papers or not ...

    someone rightly said on this forum ...there is nothing like missing the bus ..if you are thinking that u missed the bus then that bus was never meant for you ..anyways gud for CR if metro and NH24 widening actually come up this time ...

    NOIDA: Widening of the NH-24 between the Delhi border and Dasna into a six-lane corridor is finally going to start this month after the Noida Authority and National Highways Authority of India met on Tuesday and gave approval to the project. While tenders for the proposed project will be released later this month, the widening is estimated to cost Rs 150 crore.

    The broadening of the 21km stretch from UP Gate to Dasna, which is used by over 2 lakh vehicles on a weekday, will bring relief to commuters who often get caught in long jams. "Once this project is complete, it will improve connectivity between Delhi and parts of Ghaziabad and Noida," said Pramanshu Kumar, Additional CEO, Noida Authority. "The expansion of NH-24 is of utmost importance. Given the traffic load on the stretch, the widening work will now be fast tracked to avoid any further delay," Kumar said.

    After the widening, an additional lane of 3.5m width will be available on either side of the carriageway. The ACEO said that five underpasses would be constructed at regular intervals so that traffic between Noida and Indirapuram would be smooth without going to NH-24.

    Presently, the four-lane road from Ghaziabad border to Dasna is one of the most congested highway corridors in the country. Once completed, this stretch would become almost signal-free. Unlike the Delhi-Gurgaon expressway, this stretch will not be a toll road. Sources said this decision was taken considering that a large section of the traffic using this stretch is local. The traffic on this road is expected to grow in view of increased occupancy in residential areas along NH-24, including Indirapuram and Crossings Republik, the two big sub-cities of Ghaziabad.

    Though the plan for the widening of the stretch was conceived almost six years ago, somehow it did not take off. Due to traffic congestion on UP border-Dasna stretch, the exercise to develop it as a six-lane route was re-started three years back.

    The NH-24 starts from Nizamuddin from Delhi and ends at Lucknow via Hapur, Moradabad, Bareilly and Sitapur. The stretch between Nizamuddin Bridge and Indirapuram is one of the busiest during peak hours. About two years ago, the daily traffic movement on this stretch was nearly 1.4 lakh passenger car units (PCUs). A traffic survey by Rites in 2008 showed that vehicular growth on this stretch had increased by almost 200% more than the highway's carrying capacity.

    In April earlier this year, the highway ministry had proposed to carry out the work of the widening on contract and a tender was also floated, but the plan was scrapped later. NHAI had then proposed to widen this portion as part of the Delhi-Meerut expressway project on build, operate and transfer (BOT-toll) mode. In that case, private developers would have financed the entire project.

    Looks to me that NH24 widening news this time is REAL. They have committed start of work within 2-3 months.

    Regarding Metro. Kahin to aayegi, either NE or at lease Sec62. In both cases, it ll help us.

    Thanks a lot. Does it mean that all builder in crossing republic are giving possession to the buyer without completion/occupancy certificate?? I have gone through few links and came to know that builder can't offer possession without having completion/occupancy certificate from concerned authority.

    Count on Sector 62 metro project.

    Even NE investors believe that NE metro is paid news to sell the remaining 2.5 lakh inventory in NE at high price.
