I am starting this new tread since a number of projects in CR are approaching the final 6 months of completion. Mahagaun recently paid penalty cheques to all the owners in Mascot for any delay .

Dumping ground issue is out of Dundaheda now and this has come in several news papers now .
NH 24 widening is sanctioned and tender is floated.Does any one have any thing to add .

I am an owner in Mahagun mascot project and am an end user. Would like to see a useful flow in information in this thread for the benefit of all .

  • CR - Developers realize the importance of connectivity and are working to improve whatever little they can

    A positive takeaway is that the developers understand the need of good connectivity for CR to grow and sustain well - And that they are working towards it in their own way, where ever and whatever little they can do - till big things like NH24 bypass widening start rolling out. Postive developments are highlighted in the below article. They have smartly skipped mentioning the DG part though :).

    CROSSINGS REPUBLIK SHAPES UP WELL


    Crossings Republik has shaped up well since it was launched more than six years ago and is attracting homebuyers in droves for its competitive pricing, infrastructure and connectivity. RAVI KUMAR MANGALAM writes



    Crossings Republik is now synonymous with National Highway 24 with this fastdeveloping township taking the planned shape and people taking up residence here in big numbers.

    Crossings Republik was launched in 2006 with a plan for around 22,136 residential units; out of this nearly 8,500 flats are ready and around 4,000 families have already taken occupancy. There are many more readyto-move-in flats available at affordable rates here. It is estimated that around 50,000 residents will stay in this global township when it is fully complete.

    Sanjeev Srivastva, the whole-time director of Crossings Infrastructure Pvt Ltd and MD of Assotech Ltd, says: "The real attraction for people is to live in planned and developed areas and these kind of residential townships give them the opportunity to live their dreams. It is for this reason that CR is gaining popularity and the movement of people has added to its attraction. We have several people enquiring about the facilities here every day, and once the full complement of social and physical infrastructure is in place, the place will surely be a haven for residential purposes."

    Developers who have ready-tomove-in flats in Crossings Republik are Assotech Limited, Gaursons India Limited, Mahagun India Pvt Ltd, Panchsheel Group, and flats of Crossings Infrastructure Pvt Ltd.

    Connectivity

    One of the most important aspects of any real estate destination is the connectivity to the area. People look for areas that give them multiple options of connectivity that enable them to easily move to and from the area. Crossings Republik has a number of connectivity options that will make the lives of people much easier.
    One road is being developed to connect Crossings Republik to Noida and another one, underway, will take people to NH-24 by cutting out all the traffic chaos. There is another road that leads to Yamuna Expressway and also connects to Pari Chowk.
    Work on NH-24 to FNG Expressway has started. An arterial road from Crossings Republik will connect people to this link road and the connectivity of this area will be enhanced further. Residents and visitors will be able to avoid the traffic congestion at NH-24. Another plus point of CR is the proposed Metro at Greater Noida West, which will be a few minutes' drive from the township.

    To ease the traffic in and around the township, CR has taken initiative to help develop a few underpasses in the vicinity. Crossings Infrastructure Private Limited, with the help of Ghaziabad Development Authority (GDA), contributed towards the development of two underpasses on NH-24.
    One is at Kala Patthar, which will help in easing traffic congestion on NH-24, and will allow vehicles from Indirapuram (Ghaziabad) to enter Noida via Sector 62. Another underpass is at CISF Chowk, which will facilitate free flow of traffic from Vasundhara, Indirapuram and Vaishali to Noida's Sector 63.

    Golf academy

    One of the major attractions of Crossings republic is the 9-hole golf course, which is already operational. To top it all, a golf academy has been started at this golf course with the aim to teach residents the nitty-gritty of the game. The academy has been opened under the aegis of the Delhi Golf House, the first international training facility recognized by the United States Golf Association (USGA).

    Film shoot

    Rajesh Khanna's last film "Riyasat" has an unusual debut - the debut of a township, and a debut that marks the maturing of the township. A substantial portion of the film was shot at Crossings Republik in 2011.
    Rajesh Khanna shot for this film before he died on July 18, 2012. "Riyasat" has been produced and directed by Ashok Tyagi and also stars Gauri Kulkarni, Aryan Vaid, Raza Murad and Aryeman Ramsay. The late superstar has a prominent role in the movie and Crossings Republik has almost half an hour of the film's run shot here.
    Some of the climax scenes have been shot here; thespian Raza Murad, Aryan Vaid, Shabbir Ali and Aryeman Ramsay were at the township for these scenes. For the township, the shooting is an assurance that things are moving in the right direction.

    Salient features:

    Originally, Crossings Republik was planned by a consortium of seven real estate developers, and is spread over 360 acres
    Started in December 2006, the township has around over 4,000 families in residence here now
    About 8,500 more ready-to-movein flats are available here
    The township has 4,751 2BHK apartments, 6,708 3BHK apartments and 1,219 4BHK units
    The land was acquired to develop a township under the UP government's township policy of 2005. Under the township policy, rules were laid down for three categories of townships - A, B and C. Crossings Republik falls under category A as it has a land bank of 100 to 500 acres
    Farmers of Dundahera village had directly sold 60% of the land to builders for the projects in Crossings Republik
    Crossings Republik was designed by SASAKI Associate, a Boston-based interdisciplinary planning and design firm, in association with S K Das Associated Architects, Delhi
    The USP of the township is the green cover provided by 30,000 trees, already planted, and a sprawling 9-hole golf course spread over 50 acres
    Pedestrians have been given importance over vehicular traffic, as there are dedicated footpaths with green buffer zones and plenty of street infrastructure like benches, garbage bins, bus shelters and, most importantly, table-top road crossings have been provided to cross over
    Sewage and water, once treated in STP, is being used for irrigation, sanitary purpose, landscaping and greenery through well-laid network of pipes in the township
    Rainwater spin-off is prevented through a series of rainwater harvesting pits
    Total length of roads in the township is 10km, out of which 6km road length is ready for use
    Around 20km of footpath and cycle track has been planned, of which around 8km is ready
    Electricity: Crossings Republik will have a dedicated 132KV feeder from Dadri UPPCL substation; 60 towers for 132KV line; 33/11 KV substation (5 in number)
    A police post has already been inaugurated in the township
    Indraprastha Gas Limited (IGL) has laid a network of pipes to supply PNG & CNG for domestic, commercial and vehicular consumption in the township

    Mr.realestate00 please put forward some details wich proves that kingswood infra is a fraud builder else dont say negative about anybody just like that..this project is small nd builder is unkown bt dat doesnt giv liberty to talk rubbish about it..nd by ur id it seems u are a property agent.

    I also think the same, blame should go only if something is fishy there. However we also aware of that in crossings there are few societies are without approvals.

    and to add to what is written

    Their 4 out of 3 commercial projects are stalled in Noida.

    Loan for CR project not approved by any bank when i checked last 2 months back. Their tower facing road is still not approved at all. Another Gold coast.

    And who is broker can be seen from the posts trying to push a project to people. I have clearly mentioned which project i booked in , in my posts on relevent threads. So let common sense prevail.:bab (59):From my part discussion is over .

    1. of widening of Shahberi Pulia and
    2. construction of pulia at the end of the road that runs inbetween through the CR flats and CR Office.

    Some time back i read in this forum that construction on both these pulia is on.

    I have been trying for some time to get a flat in resale in Ajnara Gen X facing golf course. Builder does not have any and neither it is available in resale. If any one is aware of a direct seller or broker may please PM me.

    I searched nd did not find anything wrong related to builder..nd as far as fraud nd cheaters are concerned every so called reputed nd big builder has done so many frauds nd blunders.. I dont need to remind dat wat blunders hs been done by reputed builders in CR & NCR...even panchsheel &saviour nd many builders upper floors are not approved nd same is the case wid this project..some gentleman asked fr suggestions so i suggested.. Im nt here to promote any builder u can check through my previous posts.. Im an end user nd a mechanical engg by profession.

    This is major issues with Crossings reported, I wonder how can GDA allows to build illegal floors. RNE is very keen and clear on this issue, once approvals are in place only than one can construct, its almost same in NCR.

    How one can get details of un approved floors of Crossings !

    Mohit for both the pulia the work is on behing GH-07. and For Shahberi Pulia GDA have also written on Tin Wall (recently walled on pulia) that Pulia wideing work in progress by GDA....!!

    I only write what so ever I feel about area, both Crossings and NP has their own issues. I will continue to flag and of course have proud feeling that folks here talk about my identity, and keeps guessing 'wrong or right':bab (59):

    It is Rs 20,000 pa charge plus Rs 15,000 refundable security.

    Membership might open in February-13.

  • Is anyone aware of the barricading constructed around a sizable plot touching NH 24 from front and Mahagun Mascot on its back situated on road that leads to Shahberi culvert from NH 24?

    Who is the builder, is the project residential or commercial?

    While the members continue to discuss DG, air pollution, connectivity, price stagnancy, unfavourable in comparison to NE........ builders continue to launch new projects in CR.

    This project being bang on NH 24 will surely generate lot of interest.
